And no need for reassessment.
We all know about McCarthy's ABSOLUTE REFUSAL to do a citywide reassessment. People pay taxes for an assessment department. Why? What does hat department due except take a handful of applications in time for March 1 for disabled or veteran exemptions.
The mayor says everything is fine with assessments and everything is fair.
Then how come an owner won this week, obviously was able to afford an lawyer. Owns a two family house that was assessed for $124,500 and this week the decision was made to reduce the assessment to $78,000. The owner also had a vacant piece of land next door, well, with a 55 yr old garage identified for one car. It was assessed for $60,300 and it was reduced to $30,000.
Now first of all, this again proves that the mayor's cronies on the board of assessment are not qualified because they obviously refused to reduce the properties to the percent of market value.
Based on the equalization rate of 121%, the reduced assessment to $78,000 PROVES that the market value of the house was proven to be $64,500. If you multiply $64,500 by the equalization rate, it comes just a few dollars over $78,000, so close enough.
Based on that house having a market value of $64,500, and the mayor claims that no reassessment of the city is necessary, the previous assessment of $124,500 meant that this house was assessed at a whopping 192% of market value. But the equalization rate is 121%, so by state law, ALL properties are supposed to be assessed at 121% of market value.
For the other property, based on the equalization rate of 121%, the reduced assessment to $30,000 PROVES that the market value of the property was proven to be $24,800. If you multiply $24,800 by the equalization rate, it comes just a few dollars over $30,000, so close enough.
Based on that property having a market value of $24,800, and the mayor claims that no reassessment of the city is necessary, the previous assessment of $60,300 meant that the property was assessed at a whopping 242% of market value. But the equalization rate is 121%, so by state law, ALL properties are supposed to be assessed at 121% of market value.
So one property was assessed at 192% of market value
Another property was assessed at 242% of market value.
Since when is a 50% difference in these two properties alone, of which one which was assessed at twice the equalization rate fair? On what basis does McCarthy think it is fair?
State law MANDATES that ALL properties be assessed in a uniform percent of market value. But the mayor claims no need for reassessment and taxes in the city are fair.
On what basis do McCarthy's cheerleaders think the mayor is doing a good job, when he clearly is violating state law?
On what basis do is the city is improving when all this so called economic development is resulting in such massive reductions in property values? How is that an improvement.
Why do people have to pay money to attorneys to do what they pay, in taxes, for the assessment department to do? |
