Holy cow.  

What a stupid woman who chose to buy this house in 2010 (after houses values tanked) buying this house for $325.000

CHEER CHEER RAH RAH, the city claims the house will sell for $291,000

Asking price is only $195,000




Everyone should avoid the agent selling this house.   He claims that this kitchen has been renovated and is a 21st century kitchen ROFL






At 100% financing with a rate of 4%, the monthly mortgage payment would be a whopping $930 and check out the tax amount per month is an astounding $1,200



Any takers?

LOL.   Dirt 2, DV just can't handle the truth.  We post the truths here, provide the evidence; when the truth and evidence is put in front of him, he avoids engaging in any discussion, he can't handle the embarrassment of being proven wrong so it's easier to avoid discussion and instead toss out the usual "Yawn."  

You'd think if the city is improving as he claims, he would be buying that house.  "Mommy 1 and Mommy 2, can I have some money to buy a house!"

Even intelligent people assume there must be some mistake when shown the realities. This is what burns me so bad. There is a pent-up demand for our houses. There are buyers who want to live here. I know, I can hardly believe it myself, but I've met them. They go away empty-handed because McStupid is keeping the taxes up to confiscatory levels so he can dole out Cash for Cronies.

It looks like a new kitchen to me. Stainless steel appliances, tiled backsplash....the kitchen, as we all know, is not the problem though....taxes!!!

Yes regarding the taxes, but of course that's because the house, like all others in the city, are paying the taxes of the millionaires downtown and GE.

But the realtor said it's a 21st century kitchen?????  NO WAY.   Tell me, where is the stove hood?   Ewwwww!!!!   Would YOU want grease and smoke going up to the white/off white cabinets?   Big whoop, they have a stainless stove and the refrigerator actually looks like a re-faced old refrigerator, the 21st century kitchen has a side by side refrigerator with an ice maker.  And the sink is as old as the hills, doesn't even have the hose.  Buyers don't want a dark dreary kitchen, is that dark brown on the walls or a dark red?  People want lots of natural light and any good realtor would never have curtains down on a window.  The light fixture above the island looks like it's falling apart, maybe even rusty.  And the cabinets, that clearly is NOT a re-done kitchen.  The doors on the upper cabinets (by the stove) are one style while the base cabinets have a totally non-matching facing.  Then it seems that the upper cabinets by the stove have cheap paneling on the side.  Then you look at the side of the island facing the stove and the doors or drawer face is like an aqua and totally do not match the rest of the bottom cabinets.  

And check out by the sink.  Either that reno was done illegally (without a building permit) or the city's inspectors ignored building codes.  GFI outlets have been mandated in kitchens for decades already and the outlets by the sink are not in any way GFI.  Not to mention they are two different colors.  Then other upper cabinets by the sink are the white/off white, a shelf is that aqua blue, and again the sides of the cabinets look like they were faced with cheap paneling.

Who has a mix of varnished woodwork and painted woodwork.  

Actually that homeowners must have had a screw loose, listed it after only a year asking $15,000 more than purchase price.  But even at current asking price $195,000.  Not sure many would pay much more than $100,000 for it given the work that needs to be done.  There is one bathroom with an interesting vanity for those who like that style.

But can you imagine if this sold for $125,000, the mortgage at 4% would be under $600 and the monthly amount to set aside for taxes would be more than twice the mortgage payment.

Unbelievable.  High taxes for the city/co/plex leaders to give tax exemptions to all of downtown, and to think that there are some people who cheer for the tax giveaways to the rich

I don't know, people watch those programs about 'flipping' houses and think it can be easily done. I don't know if that's the case here or not. I talk to people about the pros and cons of buying in Schenectady because I don't like to see people get burned, as they will if they only look at the propaganda in the papers and on tv.
Yet another example of ridiculous taxes. People don't believe it, they think there must be some mistake, but no, here it is.

And it's the stupid people that cause the mayor,  his UNQUALIFIED assessor,  and his tax deadbeat political-crony-taxpayer-funded city real estate agent appointed to the Board of Assessment to claim houses will sell for the assessed value of the houses.  Shame on the three of them.

It doesn't look like the owner lived in the house, but rather rented it out, or attempted too.  Guess you'd have to figure the owner would need to rent it for $2,500 a month at minimum just to pay the mortgage, the taxes, and have some extra in case a furnace breaks down, etc.

On the other hand, maybe the owner bought it, intentionally never paid the mortgage, but paid the taxes to be tax deduction (I didn't read enough to notice whether taxes were mandatory escrowed.
