The so called "tremendously positive dividend" of Metroplex?????

Here we have AGAIN the latest FACTS, the latest TRUTHS about Schenectady and surrounding cities.

The home sale median prices based on sales covering the first EIGHT months of 2014 as compared to the same period last year 2013.

City                 2013       2014     % Change
Albany             165,000    164,000     -  0.6
Cohoes             155,000    169,000     +  9.0
Saratoga           335,000    350,000     +  4.5
Schenectady         93,905     90,000     -  4.2
Troy               135,000    139,800     +  3.6

The NUMBERS of sales for the period covering the first eight months of 2014 as compared to the same period last year 2013 is here.

City          2013          2014          % Change
Albany          331          358          +   8.2
Cohoes           67           53          -  20.9
Saratoga        260          225          -  13.5
Schenectady     185          166          -  10.3
Troy            113          121          +   7.1

Once again, Schenectady is the ONLY city that is seeing a reduction in BOTH home sales AND home sale prices.

And I again say "THANK YOU" to the person who posted the comment that Metroplex is providing a tremendously positive dividend.   It is so nice to keep on making use of that comment.

Metroplex isn't a gamble -- it is a solid investment.  It has paid tremendously positive dividend to the City-County of Schenectady under its capable leadership during the past decade.

Of course, the person who made that statement is in hiding now.   That person--who is proven wrong virtually 100% of the time--will NEVER NEVER address the facts to dispute what he says and provide EVIDENCE.

We have free speech in this country, but wouldn't it be nice if people who told lies were prohibited.   Of if boards like this set a policy of providing evidence to support what they write.   Just sayin'

The Schenectady County Metroplex Development Authority's works to
attract new jobs and new investment to Schenectady County. Its efforts focus
on key commercial corridors and business parks strategically located throughout
the County with a special emphasis on redevelopment of the downtown area in the City of Schenectady.

We are guided by the three criteria:
1.to expand the county's property tax base;
2.to expand the sales tax base; and
3.to create and retain jobs.

Metroplex ...it is a solid investment.  It has paid tremendously positive dividend .

And an additional point.  Within the same comment

Finally, I think Schenectady is in the process of becoming a destination .

"Becoming a destination"   ????????    Really?

He has just gone DEEPER into hiding.   How does ANYONE say Schenectady is becoming a destination.   Where are the numbes that support that comment?   NO ONE is buying houses IN the city, home sales are FALLLING in the city.  People are not moving INTO the city to buy a house NOR to rent!    Homeowners are fleeing the city in droves, the city has record nigh numbers of houses for sale.

But we all notice that the person who claims Schenectady is "becoming a destination" ABSOLUTEY REFUSES to put his pinky toe IN the city -- not to rent, not to own, not to stay in a shelter.

Schenectady is quickly becoming a destination for people fleeing from NYC.

Housing here is a bargain for them.

The median price gained 11 percent in Albany County to $232,944; fell 1 percent to $167,770 in Rensselaer County; was down slightly to $269,950 in Saratoga County; and was up 11 percent to $175,500 in Schenectady County
.

Let it be known that the increase in price came from sales in Niskayuna and Glenville.   Prices in the city and Rotterdam are FALLING !!!!

Notice who has been on these boards this evening but who forever avoids comment on the EVIENCE that proves him wrong.

Metrograft has been the total failure as predicted by anyone following local politics. A DEM slushfund to reward friends and family while punishing anyone that
dares to utter the truth. A total failure that should be dissolved with money returned to the oppressed County taxpayers. It has also destroyed all retail COUNTYWIDE.
Downtown is a total joke but look at RSM and every City Neighborhood Business District.

Try to find a prominent republican that is responsible for its creation to admit that publicly.
