Monthly home sales

In view of yet another month of falling numbers in Schenectady, it's obvious that something must done.   Let's all help build up Schenectady by getting rid of the current dem leadership in the city, co, and plex.  Get rid of the wild spending on downtown and all the tax exemptions for the millionaires.  Make the downtown property owners pay their FULL taxes calculated based on their assessment values and not on some arbitrary number negotiated by the dem leadership.

It's a FACT that the focus on downtown and all the wild uncontrolled spending of the taxpayers' money on downtown is causing massive reduction in the city's tax base which causes increases in taxes on the financially struggling homeowners in the neighborhoods which causes more people to flee the city which is resulting in record high numbers of houses for sale, a glut of houses to massively huge and people simply are NOT buying IN the city, and of course vacant houses, unsold, causes more reduction in home values ad it's a never ending vicious cycle.

Just more proof, accompanied by the EVIDENCE that the dem leadership is ruining the city.   Bad news, yes, but this bad news must be acknowledged by all and work must be done to change it.   Change means getting rid of the dem leadership before the whole city (outside of downtown) becomes a ghost town.

And the dems need to make Marcella pay his taxes too!

Here we have the latest FACTS, the latest TRUTHS about Schenectady and surrounding cities.

The home sale median prices based on sales covering the first SIX months of 2014 as compared to the same period last year 2013.

City                 2013       2014     % Change
Albany             160,000    160,000        0.0
Cohoes             151,000    164,500     +  8.9
Saratoga           323,450    355,000     +  9.8
Schenectady         89,000     86,000     -  3.4
Troy               134,000    140,000     +  4.5

The NUMBERS of sales for the period covering the first six months of 2014 as compared to the same period last year 2013 is here.

City          2013          2014          % Change
Albany          213          249          +  16.9
Cohoes           42           38          -   9.5
Saratoga        185          153          -  17.3
Schenectady     119          119              0.0
Troy             85           96          + 12.9

Are these numbers something that Schenectady should be proud of?

Who has the lowest sales prices last year AND this year; AND the home sale prices are falling?

Should we allow Schenectady to just stay this course?   Or should we focus on working together to improve the city?

Once again, Schenectady is the ONLY city with the home sale prices UNDER $100,000 AND the sales prices are falling.

And the mayor claims that it's less expensive to live in the city.   When your taxes are 60% of your mortgage payment, the does NOT indicate it's less expensive than other places.

When the value of your house in the city is falling, that does NOT mean it's less expensive to live in the city.

Think, you buy a house for $80,000, in a year's time you owe $78,000 on the house, the value of the house has fallen to $70,000 and you want to refinance your mortgage to a lower rate.  YOU ARE OUT OF LUCK if you own a house in Schenectady !!!

this comes as no surprise! No one wants to move to Schenectady!
Who would want to 'deliberately' move to a city where the taxes are one of the highest in the state? where the schools are substandard? where crime is rampant? where drug dealing is the most lucrative business? where the roads and infrastructure is crumbling? where most folks who can't sell their homes are just 'walking away'?
Schenectady is a sh!thole!! And Schenectadians are spreading the word!!!

The standard of living in NY in general, and Schenectady specifically, is horrible. I am visiting my family down South right now and am very tempted to pick everything up and move down here. Home prices are so reasonable because the taxes are so low. And energy prices!!! My parents are paying $19 a month for electric. They had a high of $40 this winter with all the freak snow storms they had to use the electric fireplace all day for about two weeks straight.

Seriously considering buying something here and just walking away from the other house if needed.

Someone has to pay for all the people who collect their checks from the DSS building each month.

And down there, home prices actually increase too.

But then, home prices up here increase too---they increase everywhere except Schenectady city.    In Schenectady city, home values are in massive freefall.

Schenectady is in free fall with DEM "Leadership". No plan, no clue, no problemo. Few want to try DEM moron taxes and fewer would send their kids to the worst schools in
the Capital Region. It's funny talking to the blue dog DEMS trying to find some silver lining. Mexican Radio-horrible. Bellevue-new DSS dumping grounds. Northside-broken
streets and Van Vranken looks like Beirut. Stockade-Even Morris fled with a double star. Downtown-last retail holdouts shuttered.

Here's the other stat-no renters want to move here either. Lowest rent increase in the Capital District. It's getting so bad the DSS crowd is moving to Saratoga County.
Let's see how stunad Lumpy Kosiur does with his lies about creating jobs and "great place to live" crapola.
