The wife of an obviously STUPID CITY EMPLOYEE embezzles hundreds of thousands of dollars and we should believe that hubby (city employee) did not know anything about it ? ? ? ? ?

It takes three years for the business to figure it out !!!!!!!!   No wonder Marcella's probably could not survive without being on the taxpayers' dole courtesy of the city dems who steal from the homeowners and force them to pay the property taxes of Marcellas.

The taxpayers should demand a refund of all the money they paid.

And of course, the lavish pay bestowed by the city dems upon her husband, in excess of $91,000 a year means the financially struggling homeowners in the city will be paying the high cost of E Stewart Jones, not to mention the court costs.

The truth is........Marcella's would survive quite well even if they didnt get tax breaks. That is the shame here.....they canwell afford it. But as soon as Marcella's said they were moving out of Schenectady....in came METROPLEX/GILLEN with their bat mobile and gave them the farm....so to say!
But don't fool yourself....Marcella's does QUITE well!!!

The statement that Marcella's does not pay taxes is an ABSOLUTE LIE.

Property Taxes or "payment in lieu of taxes":
"Marcella’s at 564 Broadway in downtown Schenectady. 16,750 square foot facility built on vacant land $62,954 up from $56,593 last year."

Then add the sales tax revenue generated from the business and income tax revenue generated from the business.

It is obvious that the person who started this thread is a pathological liar and a terrorist of the worst form -- hellbent on tearing down all that is good in our community.

I don't really have a problem with the business.   The owners however are NOT paying their FULL share of taxes thus causing homeowners to pay more.

The owners of these two businesses moved their existing business at taxpayer expense AND got their new buildings built largely at taxpayer expense.

Homeowners in the city are getting cited for often minor code violations but cannot afford to make repairs to their own homes because they are paying for the buildings for Marcella, Villa Italia, and the other downtown buildings.

And the onwers of these tow budinesses, where do they live IN he city??????   Do they live among the blight and abandoned houses IN the city?   Do they send their children to Schenectady city schools?

So true.   And this is EXACTLY what DV REFUSS to engage in discussion about!!!!!!!!


However, I will say you are wrong about one point.  The residential property owners is paying $6-7 grand on a house "assessed" for $110k but actually worth only about $60K !!!!!

Remember, under the city dem leadership, home values are in massive free fall as PROVEN by the EVIDENCE of home sale prices of perhaps $50,000 to $60,000 for a house assessed for $110,000 and more!

SO should those 2 businesses left the county for greener pastures?  They were both looking to move "OUT OF SCHDY".  Metroplex is phucked up, but they did save those businesses for SCHDY. As for fair share, both businesses pay what they are assessed, if you agree with it or not. Get your facts straight and stop playing DVOR games. Saving the businesses provided taxes that would not have otherwise been realized! I know both families and the stories behind moving, so I've given you the short story, and they are FACTS! Unless a businessman is STUPID, they would not turn down assistance like these have been given.

Sorry, I just hate you are targeting the businesses, when it's METROPLEX that is the culprit, in how they do business and the underhanded ways that some money is being distributed without a ROI and no penalties...lot of nepotism type transactions.

Yes, who cares if they leave for "greener pastures".  Residents in Schenectady are putting their homes up for sale, or simply walking away from them, and going to greener pastures.  Let me guess?  You don't personally know anybody that is TRYING to sell their homes in the city because taxes are too high, schools suck, and the value of their property is sinking like a rock?  I'm sure they would have stayed if they received a tax exemption or facade grant to maintain their house.   But...like in all government subsidies, you have to pay to play, and the residential homeowner ain't got the money to lobby the scumbag politicians.

I'd like to see the ROI of metroplex new commercial property tax revenue minus the loss of residential tax revenue over the same period of time, due people abandoning their property.

If Villa Italia pays $25k in taxes, that only takes 3 to 4 residential property's falling off the tax roll to make it a wash.

Really   Can you provide the facts that show that they these two businesses pay what they are assessed?


Marcella's.   Assessed for $2,275,300


Where do you see that they pay taxes on their assessed value?    I see the words "WHOLLY EXEMPT.   On the OFFICIAL FINAL assessment roll I see the taxable amount as ZERO.   OK, this one allegedly ends in 2019, we'll see.








Villa Italia    One property assessed for $815,500 and another property assessed for $18,900.

Where do you see that they pay taxes on their assessed value?   I see the words "WHOLLY EXEMPT."   AND for the "end year" there is NO END to the 100% exemption.   On the OFFICIAL FINAL assessment roll I see the taxable amount as ZERO.  Where do YOU see that they are paying taxes based on assessed value?????








Now, consider the homeowners in the city.  Think of that house on Glenwood Blvd as an example, that has been for sale for like two years and NO ONE wants to by it.   The last asking price was about $105,000.

If that house sold for $100,000, the city would be taxing the homeowner based on the ASSESSMENT value of $182,000 instead of what the house is really worth.  The house is not even worth $105,000 as proven by the FACT that the house has been for sale for two years and NO ONE has even been willing to buy it for $105,000.

But we'll say someone buys it for $100,000, their taxes will be calculated on the full ASSESSMENT value of $182,000, and NOT on the market value.   So the house would be worth $100,000, but the homeowner would pay taxes on an assessed value of $182,000 AND on top of that, factored into the tax BILL is the additional money that is NOT paid by Villa Italia and Marcellas and all the other downtown properties.


Now, explain to me why a millionaire family, Mallozzi, should have their taxes paid by a family making less than $40,000?????


Why should the poor be paying for the taxes for the rich?   Why should the poor lose their homes because of the high taxes?  Mallozzi family can more than afford to have built their own building AND pay full taxes on the FULL assessment value.  


So what if Villa Italia or Marcellas moved out of the city.  Is it better to have abandoned houses throughout the city, lost to tax foreclosure and then the city has to increase taxes, first to cover the lost tax revenue from these foreclosed houses AND second to cover the expense of taking care of these foreclosed properties (shovel sidewalks, mow lawns, etc)?   Not to mention that houses near all the foreclosed properties wind up having the value of their homes fall because of being bordered by vacant properties?

What is unrealistic about questioning why homeowners in the city have to pay the taxes of the downtown properties which are owned by the rich?

Is it logical and acceptable to have homeowners struggle financially and lose their homes?

I welcome discussion and perhaps you could explain what the homeowners are getting in return for paying such high taxes?


And there is these facts too   These business owners are millionaires so they CAN more than afford to pay their full taxes.  However IF they were having ANY problems paying their expenses, they COULD increase their income by raising prices or cutting some expenses.  Yes, there is a risk to that.

However, the homeowners in the city the vast majority have total household incomes under $40,000 and are paying $6,000 to $7,000 of their NET pay in taxes - how are they supposed to increase their pay?   Most employers are NOT giving raises so how do they increase their income?  Should they increase their income by taking a second job which nets them $150 a week while at the same time they wind up increasing their expenses because now they have to pay more in child care that perhaps cancels out their part time income?  

And don't forget, most people who have second jobs wind up in a tax quandary because of being in a higher tax bracket.  

Homeowners do not get raises but they have to pay higher health insurance costs, higher gasoline costs, higher food costs, they get penalized financially by the city when they don't keep their homes in tip top shape.  And they don't have the money to keep their homes  in tip top shape because they are paying to build the "palaces" for the millionaires and then pay the property taxes of these buildings owned by millionaires.

Above I have provided the documentation that the new locations for both businesses on Broadway do NOT pay taxes on what their properties are assessed for.


And below, as far as Marcella's two TAXABLE properties, Joe, I'm sure you can explain this (this is only the school taxes, unfortunately the city does not make the payment of city & county taxes and fees public
