Absentee property owners/landlords ARE the problem.  The property owner/landlord has the LEGAL OBLIGATION to pay his or her property tax bill.  If everyone else can pay their taxes on time, there is no reason for absentee property owners/landowners to be given a free pass by the Nayboobs.  
It was very clearly stated that if EVERYONE paid their taxes (including back taxes) the property tax rate would drop 10%.   Clearly - and only a fool would argue otherwise - then it is obvious that absentee property owners/landlords are a HUGE problem.    


For once DV... we agree!!

Scumbag landlords like Galesi should be paying their fair share of taxes!! His BS of not getting any 'return' on the ALCO site and Metroplex allowing Galesi a 'get out of property and school tax free' until the property gives him a return is total CRAP!!!

Other scumbag absentee landlords like those who own Bowtie (Galesi group again), Villia Italia, Paul Mitchell, the building Aperitivo is located (Galesi again...), Mexican Radio, Bombers...bunch of scumbag landlords.

Put all these properties back on the taxbase and the City would be out of debt.

The harder McThug pounds his fist down on the absentee landlords aka (Guyanese) the faster the tax roll shrinks smaller and smaller and the foreclosures keep stacking up higher and higher on the list. McThug it's your bad policies stupid that is hurting Schenectady!  McThug doesn't get it. We need a Mayor who is not a Democrat in 2015 who does get it!

Sorry - You don't even have a clue.  Those businesses that you falsely accused are NOT absentee nor deadbeats.  They pay PILOTS and are very much IN the community.  And they certainly are not breaking the law -- although -- you probably are by your false public accusations.

DV obviously does not know that an absentee landlord is defined as one who does not live on the property.

The landlords of the downtown properties do NOT reside ON their downtown  properties.  

Some "absentee landlords" of homes in the city DO reside IN the city of Schenectady

The landlords of the downtown properties do NOT reside IN the city of Schenectady

And even higher number of "absentee landlords" of homes in the city DO reside IN the county of Schenectady  (like Popolizio--I am NOT praising him, but rather just providing EVIDENCE)

The landlords of the downtown properties do NOT even reside IN the county of Schenectady

Most off the landlords of the downtown properties do NOT even reside IN the capital region

Most absentee landlords have a person or a company that manage or care for the property; in fact, I'm about 90% certain that the city of Schenectady mandates via law that owners of properties are supposed to have a contact person locally (at least I remember that requirement being discussed at one time).

Some property owners who live IN the city but do not reside ON that property are excellent landlords

Some property owners who live IN the city but do not reside ON that property fit the definition of "slumlord."

Some property owners who do NOT live IN the city but own property IN the city are excellent landlords

Some property owners who do NOT live IN the city but own property IN the city fit the definition of "slumlord."




Thus the owners of the downtown properties ARE INDEED absentee landlords and NO ONE can dispute that!

The term "full taxes" is defined as the TOTAL amount that is calculated based on the tax rate multiplied by the assessed value of the property.

Whether it is the stereotypical "slumlord" who does not pay his/her full taxes or it is the owners of the downtown properties who do not pay the full taxes, the ACTUAL, UNAVOIDABLE, INCONTROVERTIBLE TRUTH is that when the full taxes are not paid in full by the property owners, that amount is then passed on to the rest of the property owners!  

By the city choosing to exempt downtown properties from paying the full taxes, the city is imposing an additional CRUSHING FINANCIAL BURDEN upon the rest of the property owners in the city -- most of whom are homeowners whose total household incomes is typically $40,000 (house income in the city evidenced and proven by official U.S. 2010 census).

Thus the DEMS in the city are imposing a crushing unbearable burden upon the homeowners in the city by forcing them to pay the taxes of the downtown property owners who are millionaires and billionaires.  Most of the owners of downtown properties can individually more than afford to pay the full tax bills of all homeowners in the counties of Schenectady, Albany, Rensselaer AND Saratoga AND these downtown property owners can still pass on legacy of mass wealth to their own descendants for many many generations to come (and those descendants would not even have to work a day in their lives).


DV needs to explain why he believes it is proper for families with incomes of $40,000 should pay the tax bills of the multi-millionaires downtown -- DV may call this an inv3estment, but DV should state what the homeowners are getting in return for this so-called investment.  Of course DV will NEVER respond to that challenge, he will NEVER state what the homeowners and taxpayers of the city are getting in return for the "forced" investment of their money.

But the vast majority of us on these boards have the high intelligence to know that the ACTUAL, UNAVOIDABLE, INCONTROVERTIBLE TRUTH is that homeowners, residents, and taxpayers of the city are getting NOTHING AT ALL in return for the "forced" investment.

True. those businesses not breaking the law because YOUR DEM buddies have chosen to exempt them from paying taxes.  When those businesses don't have to pay their taxes, that puts an additional CRUSHING BURDEN on the homeowners in the city, most of whom have total household incomes of $40,000!

And then homeowners try to move out of the city only to find that they can't sell their house  and find that their property values have gone down, essential city services reduced or cut, but the tax BILLS continue to rise.

But should any of us expect DV to understand real life?   It is not expected that an adult man who needs not one, but two nannies to take care of him would be able to understand what normal adults know.

The Mafia and organized crime is well and alive in Schenectady County. Head Mob Boss Chris "Capo" Gardner and McThug is running this town straight to hell. Backdoor deals with downtown millionaire developers with under the table kickbacks to "Capo" and his thugs. John Gotti is rolling over in his grave!  I ask all Schenectady voters are you going to stand up and say no to getting economically raped by these thugs in government or are you going to lay down and let DEMS rape the public to give to the rich!

Show me where on the Schenectady City budget I can find this PILOT Income.  It is only showing as $1,545,481 in 2013 and only $1,668,170 in 2014 adopted budget.  Where is this huge PILOT windfall the city and county keep talking about?
