And the result has been:

MASSIVELY FALLING tax base
MASSIVELY FALLING home sales - homes are NOT selling!
MASSIVE INCRASE in homes being put up for sale
MASWIVELY FALLING home sale prices
MASSIVELY FALLING property value combined with a city leadership that REFUSES to reassess properties to their true value.
MASSIVELY INCREASED taxes on the homeonwers
Homeowners fleeing the city in such record numbers, the likes the city has not seen in its history!
Much reduced essential services to the taxpayers in exchange for higher taxes.
MASSIVE INCRASE in vacant residential units
MASSIVE INCREAE in abandoned homes
MASSIVE INCRASE in blight in the city.

DV, care to address the FACTS???????    Can you EVER addresss/speak to these items?   Why do you NEVER provide EVIDENCE of what you say?


TOTAL SILENCE, other than to spew nonsense babble.   Typical response, "city is in a renaissance" but REFUSES to  cite things like the effect on the neighborhoods, home sales, prices, taxes, etc.

And would you care to tell us is and has been happening for the past 10 years in the neighborhoods?   Tell us about Bellevue neighborhood, Hamilton Hill, Vale, Eastern Ave, northside, Central State St, Mt Pleasant, Woodlawn, etc.

Yep, I predicted it, I was 100% right.   I stated you would respond by just spewing more nonsense babble.  I stated that you would not speak about the falling tax base, the increased blight, the abandoned homes, the increased taxes, the falling home sales, the cutting of essential services, etc.   YES, I PREDICTED that you would spew babble and nut cite details to support your claim of a renaissance.   Just keep refusing to speak about the tax base, property values, almost highest taxes in the country, etc.   Keep babbling on when you, yourself, refuse to set foot in the city -- not even to rent a hotel room for one night.

How long does a "beginning" last?  

How many yeears before we move from "beginning" to real improvement?


10 years of dem leadership and we are still at the "beginning" stage of this alleged renaissance?


Since the TRUTH is a falling tax base, people fleeing the city, no one willing to buy a house in the city, increase in vacancies of existing rental units, falling home values, falling home sales, drastic increase in number of houses put up for sale, all kinds of efforst to attract people to buy in the city are failed efforts, taxes doubled in 10 years of dem leadership, cutting of essential services, record high numbers of foreclosures, massive blight spreading to all neighborhoods of the city (outside of downtown), how can one claim that the city is in a renaissance.

How about providing, citing some proof of a renaissance. provide details and evidence of an increasing tax base, appreciating home values, provide PROOF of lower taxes, cite proof that people are choosing to buy homes IN the city, etc. etc.


Once again, I predict nothing but nonsense babble, a statement that there is a renaissance but not one teeny weeny shred of proof of a positive effect on the tax bases, property values, desirability to buy a house, etc.

Schenectady's brighter future is NOT dependent on a casino.  There are a combination of VERY promising things on the horizon (or, should I say, in the works).   You see -   While you nayboobs spend all your time wallowing in pre-adolescent self-loathing and negativity lashing out at others around you, in the REAL world of adults who know what they are talking about, care about their community and actually are willing to DO something to make things better .... many good and positive things are happening.   New businesses being invested in.  New projects being anounced, S&P upgrading Schenectady's ratings, etc. etc.  
And let's face it, you nayboobs are too self-centered and immature to ever admit something good is happening.  No matter how many jobs were created.  No matter how much the jobs paid.  You nayboobs are too hate-filled and evil to see anything positive.
So the only sh*t that is quite obvious to see -- is the perpetual negativity excreted by you nayboobs on this website.

Until the early 1970s, bond credit ratings agencies were paid for their work by investors who wanted impartial information on the credit worthiness of securities issuers and their particular offerings. Starting in the early 1970s, the "Big Three" ratings agencies (S&P, Moody's, and Fitch) began to receive payment for their work by the securities issuers for whom they issue those ratings, which has led to charges that these ratings agencies can no longer always be impartial when issuing ratings for those securities issuers. Securities issuers have been accused of "shopping" for the best ratings from these three ratings agencies, in order to attract investors, until at least one of the agencies delivers favorable ratings. This arrangement has been cited as one of the primary causes of the subprime mortgage crisis (which began in 2007), when some securities, particularly mortgage-backed securities (MBSs) and collateralized debt obligations (CDOs) rated highly by the credit ratings agencies, and thus heavily invested in by many organizations and individuals, were rapidly and vastly devalued due to defaults, and fear of defaults, on some of the individual components of those securities, such as home loans and credit card accounts.

Municipal bonds[edit]
Municipal bonds are instruments issued by local, state, or federal governments in the United States. Until April-May 2010 Moody's and Fitch were rating municipal bonds on the separate naming/classification system which mirrored the tiers for corporate bonds. A3 rating applies to $34.6 million of outstanding rated debt
New York, September 26, 2012 -- Moody's Investors Service has downgraded to A3 from A1 the underlying rating on the City of Schenectady's (NY) $34.6 million of outstanding general obligation debt. Concurrently, Moody's has assigned a negative outlook. The bonds are secured by the city's general obligation pledge as limited by the Property Tax Cap-Legislation (Chapter 97 (Part A) of the Laws of the State of New York, 2011).

RATINGS RATIONALE

The downgrade reflects the city's declining financial position, which is expected to deteriorate further in fiscal 2012 as a result of delinquent real estate taxes coupled with rising employee benefit expenditures. The rating also factors in the city's tax base that has been relatively stable until a moderate decline in 2011 and 2012, with potential further declines going forward.. The rating also reflects the city's above average debt burden, along with its below-average socio-economic indicators.

The negative outlook reflects the expectation that the city's financial pressures will continue to increase and further narrow the city's financial position in the near term.

Effective January 1, 2012, all local governments in New York State are subject to a property tax cap which limits levy increases to 2% or the rate of inflation, whichever is lower. While school district debt has been exempted from the cap, debt has not been exempted for all other local governments. Moody's believes that the risks associated with the property tax cap remain unchanged and we do not foresee making a rating distinction between debt subject and not subject to the cap. For more information regarding the property tax cap please reference the Special Comment "New York Local Governments' Debt Under New Property Tax Cap to Be Rated the Same as Unlimited Tax General Obligation Debt " released May 14, 2012.

And talk about the real world of adults?   Gee, how about a 50+ year old "adult" man who does not live like a normal adult, is not independent, is not self sufficient?   The real world of adults are the adults who know what they are talking about because they/we are the ones who have jobs, support themselves, those who have to make daily decisions about household finances, pay a mortgage, pay taxes, having to make decisions on home repairs vs buying medicine vs paying the taxes of Galesi under threat of having their home taken away from them by the city, writing out that check to the government for the taxes which increase every year while seeing services cut, paying those increasing tax bills while the return for the increased taxes is a falling home value, etc -- these are the adults who know what they are talking about.  Adult age people who do not have to deal with these decisions, are not self sufficient, who still live with their two mommies, and have not yet left the nest,. those who do not write out the check to the government very year are the ones who do NOT know what they are talking about.  

The real world of adults is NOT about cheering for government leaders who take your money and build new buildings for bnillionaires who can more than afford to build their own buildings.  The real world of adults is NOT about cheering for a gin mill filled downtown while neighborhoods throughout the crumble and everything outside of downtown is becoming a ghost town.


DV, tell is, since it is a well known undisputable FACT that neighborhoods are failing, that blight is massively increasing in the neighborhoods, tell us what will, happen when all the neighborhoods are ghost towns and there is nothing in the city except downtown.

Tell us DV, what are the homeowners getting for their forced investment in downtown.  Can you address that at all?

Why do you refuse to post on here and address the facts such as the falling tax base, the falling home sale prices, the falling home values, the reductions in essential city services coupled with increased taxes, the increase in blight spreading throughout the neighborhoods where people live, the lower quality of life,, the increase in homes put up for sale coupled with falling sales, etc.

Why don't you address these FACTS??????    

Do you really believe people view you as an intelligent, respectable, intelligent, knowledgeable person when the only thing you write is meaningless babble, make claims that taxes are lower than 10 years ago without producing a shred of evidence, and then refuse to address the truths evidenced with official facts?


Tell us, when you sit with your planning committee people in the town, what do you say when others show you the numbers indicating a falling tax base, do you tell them that things are improving?
