More proof of failure of the mayor and his dem team

One need not have any intelligence to understand this, it just takes a wee bit of common sense.

The dems in the city have been:

Using banks advertising all these taxpayer subsidized loans and downpayments.
Using all these handout programs for fixing up/updating the houses.
Holding realtor days to bribe them with free food and trinkets.
Holding monthly gala bus tours of homes for sale.

And STILL people don't buy houses in the city

So now the mayor has turned in yet another act of desperation to have Union College MBA students to design something to sell houses!   Front page news in today's Gazette

And thee best these  students (WHO, LIKE DV, ARE NOT TAXPAYER)S, come up with a suggestion that the city should have a "Department of H.O.M.E.S." !!!!!

Even these MBA students have no comprehension of  the connection between the high taxes (and going up every year), the tax exemptions given out to the rich political cronies, the cutting of essential city services, the falling home values, to name a few, as the reasons no one wants to buy a home in the city.

Have the students looked at tax BILLS of homeowners under the dem administration?
Have they looked at the tax exemptions given out to the multimillionaire political cronies of the city/co/plex dems?
Do they even remotely have a clue what an equalization rate is?

Do these so called MBA students see how the dems have given out these tax exemptions have resulted in higher taxes which result in falling home values which results in people owing more money on their mortgages than their house is worth?????

So these students come up with a suggestion that will hike taxes even more!  A new department at city hall.

There is not a city or town around here that uses some elaborate program to sell homes, and yet in the absence of any such program, homes are selling like hotcakes in those areas, and the homeowners will see their home values going up.

These students have no clue.

And watch DV come on here and post that this is a wonderful idea and that the mayor and his dem team are doing a wonderful job in the city and they should keep up their good work.

Optimists close their eyes and pretend problems are non existent.
Better to have open eyes, see the truths, acknowledge the negatives, and
speak up for the people rather than the politicos and their rich cronies.

Grad students explore Schenectady housing market
Union helping city with HOMES program
Saturday, March 15, 2014
By Kathleen Moore (Contact)
Gazette Reporter

A group of MBA students has redesigned the city’s HOMES program in hopes of making it more successful.

The program promotes Schenectady while trying to sell the many foreclosed houses owned by the city. But the process moves slowly, with sales trickling in.

So Mayor Gary McCarthy worked closely with four MBA students at Union Graduate College to make the program better.

Student Malcom Butehorn said the problem was mostly one of disorganization.

“It’s a pretty unwieldy thing right now,” he said, noting that attorneys, code enforcers and council members are all involved in making it work.

“A lot of hands in the cookie jar,” he said.

The students are proposing the creation of a new department for selling homes, with one person in charge.

“It brings accountability,” Butehorn said, adding that the official would be responsible for checking to make sure everything was done right to prepare for a sale.

The students are figuring that creating a department might get HOMES funded in the budget — or at least get an accounting of how much time various employees are spending on the venture.

For example, the department could be assigned half a code enforcer, representing the work that enforcer is already doing for the program.

Currently, employees in every department are just fitting in HOMES work whenever they can.

“They do the job because it needs to be done,” student Molly MacElroy said.

McCarthy, who has read the students’ drafts and is eagerly awaiting the final version on Monday, said he agrees HOMES needs its own department.

“Their suggestions are well taken,” he said. “We’ll look at it and see how to make those suggestions reality.”

Having a department could make it easier for buyers to get involved, he added.

“If you’re walking in the door for the first time, you don’t know quite who to call,” he said. “It’s that vagueness.”

Student Bryan Gallagher also designed a low-cost marketing plan to help spread the news.

He envisions a YouTube channel with videos showing off Schenectady, the homes for sale and the program. He wants contractors, bankers and others to record classes on everything from rehabbing a house to the ins and outs of applying for a mortgage.

He also wants a city employee to regularly write a blog about home buying and ownership, as well as maintaining an active Facebook page.

“The main cost is clock time,” he said, adding that companies might pay the city for the privilege of teaching a YouTube class.

But that’s not enough, he said.

He wants neighborhood association members to volunteer as ambassadors, each guiding one buyer through the entire process.

After the buyer moves in, the ambassador’s job wouldn’t be done, he said.

They would try to get their buyers to join neighborhood organizations and become active in the community.

That’s the end goal, the students said, to create active residents who make Schenectady better.

They’re so enthusiastic about the program that some of them are considering houses here.

“Schenectady is set up for prime time,” Butehorn said.

The others agreed, arguing that they should buy houses now — well, as soon as they get a job after graduation — so that they can get in while the prices are still low.

And the HOMES program makes it even more enticing, they said.

“Where else can you go where a city is going to help you buy a house?” MacElroy said.

I'm a bit confused here. These are MBA students........yes?
I'm guessing that they know ALL the facts....high taxes, fees, crime, schools...blah blah blah...
And yet still think it's a wise way to invest your money?

Are they getting paid to do this?
We have relatives in college who are doing work for companies...eg:GE....and they are getting paid.

So the top real estate agents, banks and government can't do it so..................they are putting 'young lipstick' on this pig.....yes?

"The program promotes Schenectady while trying to sell the many foreclosed houses owned by the city. But the process moves slowly, with sales trickling in."

This statement speaks for itself in that this Mayor McCarthy and his program is a complete FAILURE coupled with the unfriendly hostile business enviroment that he has created for property owners to operate in Schenectady. With Landlord registry, code sweeps, forceful rental certificates, and Democrats Judges Loyola, Blanchfield and Snyzipzshit ruling in favor of tenants in eviction cases. The financial mismangement with 20 million dollar Taj Mahal on Foster Ave, botched $ 100,000 sales tax agreement with county and $500,000 tax payer loan to rich developer The Galesi Group and much more bad back door deals to list.

Sure they want to live in Sch'dy, that's like me saying I'm voting for Clinton in 2016.

McCheese has a damn nerve. How many people have to point out the FACTS to him, but no, he won't accept that he's been ridiculous all this time, he goes and gets graduate students from Union because that's the way people like him think. Some inexperienced person who has been here all of five minutes MUST know better than people who have worked all their lives, raised families, and LIVE HERE. You can't make a silk purse out of a sow's ear. Shame on him trying to enlist these newbies in conning people.
How many cities will help you buy a house? Detroit will give you one.

But, bt, except for mayor, you don't have to live here to make money off of the city. Taxing people to death for the sake of all these connected types is what's destroying the city the worst, this idiot thinks he can tax our way out of the mess he helped make. There is no getting around the fact that a garbage guru and a councilwoman both moved out of Schenectady, as if we have no larger or one story houses here.
I know a young guy with a family who, right now, is going broke on a house he can't sell. All those people mentioned in bt's post are doing active harm to this poor guy and his family.

McCarthy is a Thug with no college degree and no clear plan for Schenectady since the first day he took office. Schenectady needs a new Mayor that is a proven leader and has a college degree (Roger Hull). McCarthy has divided Schenectady in to class warfare.

PILOTS are fees.....it's a fee in lieu of a tax.....why are they legal? because our regulator legislator's made it so.....why?

TERRORISM VIA TAXATION

again, just because it's legal doesn't make it right

The welfare freeloaders may be his friends, but the 'of necessity' welfare recipients are getting shortchanged of things like clean streets and no killer dogs running around outside your house.
