Looking at some of their other properties.  If they bring that same vision to Rotterdam Square Mall then we can expect something very positive to develop from this.


Not likely.

Some of his other properties have been declared unsafe, and he has been sued by cities for the run down
properties he has failed to maintain/demolish.

So, if I sell my house to my neighbor for $40,000 and he sells me his for $40,000 we have a chance of getting our taxes lowered?

Maybe, if all homeowners paid their taxes, on time, they wouldn't keep going up every year.

Just a thought.

Um, the town gets one percent a month extra for late tax payments.

Late payments should actually benefit the town.

You should be an analyst for Chase Bank and GE Moneybank.

Ask them if they prefer immediate payment or 12% interest.

You're right - almost.  I have one credit card, used for emergencies - and always paid off on time, monthly.  I don't pay interest on ANY loans.  Yes, I'm sure they'd prefer to make more off my accounts, but as a responsible adult, I pay my bills, when they come due, without negotiation - or interest.  I tend to take more responsibility than you obviously.

now THAT'S the thought of a 'too big to fail' scheme.....I get that things need to be paid for...I really do...I like roads
to drive on, clean water out of the tap....but collecting taxes is like running a bunch of union workers....there
are the sandbaggers that NO ONE can do anything about, but they still collect their f'en paycheck while others pick up their

If you own property, just say that you do.

Why the deceptive non-answers?

You said you pay no interest on ANY loans.

That would suggest no mortgage.

Combine that with the juvenile manner with which you post and you will see why I make my deductions.

Young people with no mortgage means likely non-homeowner.

You haven't claimed to be a homeowner, you are merely questioning why I believe that you aren't.

I gave you my reasons.

So continue your childish games, or just say whether you own property in Rotterdam or not.

Another reason I think you are too young to own property without a mortgage is your outrageously
ignorant statement that if homeowners paid their taxes on time taxes would stop going up.

Anyone who has an adult mental age knows that taxes will never stop going up.

Just to clarify, I'm asserting that your IQ must be terribly low if you are old.

Here is the formula for you.

Mental age divided by chronological age times 100.

So, I'll be generous and give you a mental age of 24 based on your ignorance and lack of understanding finances.

Therefore, if you are 24, then your IQ would be 100, or average.

If you are 48, your IQ would be 50 and that would explain your posts.

If you are over 50, then your IQ is dangerously close to unmeasurable.

Perhaps I am totally wrong, but this is the impression that you made on me.

1% for late taxes does not cover the cost of money...it is a token assessment.
Cost to the town and the other taxpayers exceeds the 1%, so it is a loss.

12% on credit cards is the fee for using their money, and they would prefer
to collect that fee, but they are in a no lose situation anyway, since your
merchant pays a % of charge to the bank for each sale

Back to topic, I do agree that DVOR's assessment may be a "wish", nut
the track record as pointed out by L4L and well documented all over
the internet, makes me suspect on the value of this sale for the future.
Guess time will be the only determining factor

The big question is does the owner have a plan to revitalize and the money to do it -- and the intent to do it.
Companies that buy up already developed commercial property do so for a variety of reasons -- some actually intend to put a lot of money into it and revitalize (like the company that bought Colonie Center a few years back), some buy the property to tear it down and redevelop it for a different use and some buy the property for income tax purposes (write off the vacancies and the initial investment) only to sell the property when the income tax benefits run out.
The only thing that we do know is that the company buying the mall is from the NYC area but most of their property holdings are in the south and midwest.  How Rotterdam and Rotterdam Square Mall fit into this mix -- is the great unknown at the moment.  
Hopefully, they will have a plan and will back it up with the money to implement the plan.  For now, we'll just have to wait and see.
