The taxable tax base in the city has dropped from 2011 to 2012 by a WHOPPING $77.8 MILLION!
It will be interesting to see how much more this goes down when homeowners sue in court to get their YEAR 2012 assessments reduced, because these numbers do NOT reflect SCAR grievances nor certorari lawsuits, the latter probably not be decided til next year. I trust we have all noticed that the city council has been heavily busy putting forth resolutions at almost every meeting lately to settle the tax certorari lawsuits brought by homeowners because the dem appointed assessment board kept denying reductions claiming “insufficient data” which clearly is not the case by virtue of the lawsuits against the city.
Now you need to consider that tax exempt property of course includes those charitable organizations such as churches, hospitals, schools, and agencies that serve the poor.
Then of course, we have the FOR PROFIT properties of Proctors and the other downtown properties that have been declared tax exempt by the current city/county/metroplex leaders. As there clearly has not been an increase in churches, hospitals, schools, and charitable agency properties, it is obvious that the increase in the amount of tax exempt properties results from exempting all these wealthy profit making properties downtown from paying taxes.
From 2011 to 2012, the total value of wholly exempt properties in the city has increased by just shy of $8 MILLION!

As …. are built and occupied -- and new businesses open -- and new commercial buildings are built --- the property tax base will expand and sales tax revenues will increase leading to LOWER PROERTY TAXES ....
and the RENAISSANCE of Schenectady County continues.
