Now again, as any intelligent person knows, six months is what is really needed for a good picture of what is happening, and unfortunately GCAR always just uses the "January to date" info.
However, look at the EVIDENCE (to quote one of DV's favorite terms even though he NEVER provides ANY evidence of the statements he makes) from the city stats above.
I'm waiting for SB to come on here and say values in the city are increasing because of the $105,000 amount in the sole month of March. That is quite deceiving. And remember, the city is NOT comprised of one neighborhood only.
This winter has been mild, people have not been couped up in their hoomes in bitter cold and heavy snow. In fact, the month of March, who actually stayed inside? Spring bloomed in March, windows open, etc. So people got out. Typically house sales pick up once the weather gets nice. But look at the one lone month of March in the city! One year ago, in the midst of lots of snow, there were 23 closed sales of houses in the city. This year, in the same month, only a mere 15 sales! With the HUGE HUGE numbers of houses for sale THROUGHOUT the city and only 15 closed sales! NOTHING TO BRAG ABOUT.
Something else to note, the numbers are for "sales that closed during March." So some may be sales that started during Feburary, you know, that first "McC tour." A taxpayer subsidized bus tour/open house extravaganza results in a 30+ % reduction in closed sales? Interesting. But wait, that would still mean that from offer to closing took only four to five weeks. Come on, remember that most of those looking at houses were people aready living in the city who never considered buying a house, you know, no money for a down payment, etc. That may, not definitely, but very well may translate to people who have less than stellar credit and this program I don't believe is to result in someone getting a closing really quickly.
The uptick in the ONE LONE month only median price as compared to the same ONE LONE month a year ago could be reflect sales of houes in the nicer areas of the city, With fewer and fewer houses in the city actually selling, a one month only concentration of a few houses in one more desirable section of the city that may have higher values, a few closed sales of such houses would throw the ONE MONTH ONLY median sala amount higher. Until an actual list of what houses actually closed in March is available, there is no way of knowing.
Now looking at the year to date numbers, well, look, despite a mild winter when people got out of their houses more, the median house sale is down to less than $85,000. Again, I do state, it takes six months of sales to provide a true picture. Unfortunately GCAR doesn't have the Oct through Dec info availalbe. I wish they would have the stuff posted for each month.

This surprises who? You can't give away property in the City. Here's the DEM solution-raise fees/raise taxes and hire more peeps at the s*** plant. The City is in free fall with only $75,000 in the bank. No one on Council will cut one spending programs. The all DEM morons on City Council actually padded the budget last Fall. They don't have a clue and are actually asking reporters for budget ideas. CUT TAXES/End entire do nothing departments/10% across the board layoff of City Hall lobs. Try putting actual business people not DEM hacks on City boards.

Here's the problem-NO LEADERSHIP. What's the Mayor's plan to address the free fall of property values in the City because of his taxing and fees? ZZZZZ. Pretend the problem doesn't exist. Blame Al. Talked to some DEM on the County Leg. They are working on yet another plan to help more unqualified buyers. Same crap over and over. Told them to increase the City's sales tax share that's the only thing that can help the oppressed City property owners.
By now all the producers and real tax generators (i.e. predominantly white middle class) have been driven out. They have it locked up and can torture the rest of us as much as they feel like with no shame. The worst is that they have loyal and blind lapdogs to cheerlead while the place goes up in flames (like Ron Seversen) who ONLY care about political machine power building, while they stick knives in the backs of the middle class taxpayers who are stuck here or refuse to leave a place that was once great and lives in their hearts.
