Over 3,000 EXISTING vacant residential units and they are stealing from the taxpayers to create more apartments with rental costs that will be more than twice what you can own a house for---and ownning a house you have an asset instead of just throwing money away.

How many dwellings are in the city anyway?

There are, ball park, 22,000.   I base this on the assessment roll.  There's just under 10,000 one family houses, just a few over 5,000 two family houses, and just under 500 three familiy houses.   The city doesn't list 4+ apartment buildings in an easy means for the taxpayers to know the answer to your question, you know, the "keep it hush hush" mentality of the dems.

Optimists close their eyes and pretend problems are non existent.
Better to have open eyes, see the truths, acknowledge the negatives, and
speak up for the people rather than the politicos and their rich cronies.

How in the hell does one of the highest taxed counties in the country be almost broke???? WTF!!!

Schenectady's streets should be clean, maintained and paved in gold. Crime should be at a minimum. Demand should be higher than the supply for home buyers. Home values should be soaring. The school system should be the best in the state. Demand should be higher  than the supply for private businesses/retail. Not ONE parcel should be vacant.

What the hell????

Draw your own conclusions!

I can post the whole breakdown tomorrow for all 2 plus units. It took me a long time copying and pasting from the pdf to excel but I have all the breakdowns on my computer but not this phone.

City's big payment leaves little money
Schenectady faces tough financial year ahead after $1M outlay to the county

By Lauren Stanforth
Published 09:02 p.m., Sunday, March 4, 2012

SCHENECTADY — The $1 million payment to the county last week for back taxes, which depleted the city's fund balance to just $75,000, has cast a shadow over what spending in the city will look like in 2013.

Add to that the estimated $3.7 million bill that is soon due to the city school district, also for back taxes, as well as a 17 percent cut in federal community development block grant money, and the budget forecast looks grave.

But city officials say all is not lost, citing other revenues they hope will trickle in — namely a renegotiation that must occur with the county on how much the city of Schenectady receives in sales tax revenue.

The city agreed to pay the county $1 million last week after the county threatened to sue over a policy put in place under former Mayor Brian U. Stratton, in which the city decided it no longer had to make the county whole on unpaid property taxes. The city's law office recently confirmed that City Council did not pass the legislation in time to apply the policy to 2011 taxes.

But as a result of the unbudgeted payment, the city's "rainy day" fund is now almost at zero. It has at least another estimated $5 million in restricted reserves, but that money is saved for emergencies, like unexpected worker's compensation claims.

To follow this chart, first column is Owner then Unit Size then number those units in the city, then average assessment of those unit types and then total assessment units times average assessment.

25% of the 4+Unit buildings are Section 8 housing.  They do pay taxes though.  Just thought it was high ratio.

It's called working together! The City is being run into the ground by fiscal incompetents. The smart ones all moved into Town Hall for bigger salaries. Instead of cutting the bloated City budget the rubber stamps actually spent $50,000 more. And two of the worst got re-elected.

Revenues trickling in? Renegotiate sales tax formula? Anyone care to research info on how the current agreement was arrived at?  Apparently the other guy that was running for Mayor was telling the truth about the finances, not quite enough cared. 75k, good thing the cops didn't get their new trucks and cars, we'd be down to about 0k. Or did they get them?

Add another name to the "enemies list." Welcome Dirt2.

It is hard to find 'enough to care' when 60% of the electorate is on schenectady's lucrative entitlement programs!  The folks that do care 'did' vote for the other guy! This is what happens when the liberals 'create and invite an illiterate, lazy, dumbed down society' to reside here!!! they would lose power otherwise.
