This is AWESOME news ---  first,  Downtown Schenectady needs to invest in middle-income and upper-income residential housing units -- so that once again the Downtown NEIGHBORHOOD is a HEALTHY mix of commercial/retail, commercial/offices, public sector/offices, civic, religious and arts related institutions AND residential at all income levels.

I believe that the deli should do very well there -- especially as the Downtown NEIGHBORHOOD begins to grow its residential component.

And I am particularly happy to see  that a Siena alum - Sal Ferlazzo - is involved in the venture.  This assures that like all ventures undertaken by Siena alums - the deli will be a top-notch addition to our community.

There is no retail downtown, there used to be many years ago.

I mentioned commercial/retail --- and there are retail stores Downtown ---not as many as 50 years ago -- but certainly more than 10 years ago.    And it will only keep improving !!!

OMG they are turning the City into a circus....this is not the Las Vegas strip....

Who can afford to eat out these days....and enjoy Proctor's .....seems like the only fun I hear about is when someone turns

21 and can go to Bomber's and have the huge drink free......that's business ????    that's promoting the economy???

There are enough apts, baras, etc.,....and really....who is moving to Schdy....doesn't the Hill and Mt Pleasant tell you

You think it's awesome news that the financially struggling homeonwers are going to be slapped with even more property & school taxes???????    WHY


WHy do you think it's awesome that homeowner struggle?    Obviously becaue you are OH SO VERY ENVIOUS.     You cannot handle it that others have a career, a spouse and children, an income, and have been able to buy a home....while you don't (and never have) own a home, no job, no wife, no children---and since you have no success in life, you are envious of those who do, so you figure---make those homeonwers struggle---make them pay high taxes, which then causes more financial problems which can cause issues between a married couple, sometimes leading to a broken home, more financial struggles, etc, wow, and then they will be brought down to your low level.  


Optimists close their eyes and pretend problems are non existent.  
Better to have open eyes, see the truths, acknowledge the negatives, and
speak up for the people rather than the politicos and their rich cronies.

Union Street was once lined with single family residences -- some of which still stand ... some having been converted to commercial purposes and others having been divided up into apartments.  Broadway was once lined with a fair number of residences --- the area between  Lafayette and Franklin Street just west of Nott Terrace had several blocks of residences.    Even Washington Avenue -- before I-890 was built and removed that section was lined with residences.

This should be the focus -- bring people .. bring families back into the Downtown NEIGHBORHOOD to live.  This will then help build momentum for additional commercial/retail establishments.  All of which will help keep the RENAISSANCE of Schenectady County moving forward.

So, hiking the taxes on the homeowners to the point that they lose their homes to tax foreclousres---that is "moving forward"

And answer this DV...... the DRASTICALLY PLUMMITING property values....is THAT a sign of a "renaissance?    Please explain how plumtting property values is an indicator of something good.

Increasing the taxes on the homeowners to be almost the highest taxes in the whole country, please explain how that makes a community "move forward"

Why would you think that people are going to buy homes in the city if their taxes will be higher than their mortgage?    

Tell us DV, WHY would someone buy a house in the city when it is known FACT (proven by official records) that the property values are plummeting big time while the taxes are rising?  

DV, again, you have proven you have NEVER owned a house and have NEVER paid taxes, and you have no financial, budgeting, or acvcounting knowledge whatsoever.   People are NOT going to buy a house to lose money on it, families are NOT going to buy a house in a city that the taxes are almost the highest in the country, still increasing, and exceed the cost of the mortgage---people JUST DO NOT, DO NOT do those things.    

Siince peopl eare NOT buying homes in the city the city is NOT improving.

Again, DV, look at the paper from a week ago Sunday, the gazette, polease refer to the page that lists the real estate transactions in Schenectady county and tell us what sales occured IN the city of Schenectady, tell us what the prices were, refer to official records and tell us what the prices of these sales were compared to sale prices previous to your socialists leading the city    Using that information, please explain HOW the information proves the city is improving.

Let's see you do that

This is less than 1/2 block away from were 2 people were shot at Club Reign the latin king bar near Manhattan Exchange.  This is bullsh1t.  They say there is too much housing to many apartments and then they go and make more.  If they go vacant more than a year will they pay the vacant building fee.  Crock of SH1T!  

The city is hell bent on stealing all the potential rental market.  First UOC and SCCC steal 200+ from the Stockade area and now this crap deal where they are going to steal more from the lower Union Street area.

The return of residential housing to the Downtown NEIGHBORHOOD will create the demand for small businesses to fill various needs.   This will bring a variety of businesses BEYOND the eateries that service the  workers at lunch time and the theater-goers in the evening and on weekends.   Eventually - the smaller businesses will be joined by larger businesses including retail grocers/supermarkets , clothing stores, etc.

A big nothing. The alleged deli has had an "opening soon" sign up for months. Who cares who the partner is-there no street traffic to support this. There no new retail despite the continuing lies. Death Ray has been lying for years about a national retailer coming, toy store, jewelery. The one jewelry store left as soon as they could-no business. The condo project has been kicking around for years. Now it is luxury apartments because no one wants to pay these moronic City DEM property taxes. Saratoga with no Metrograft has put up huge new condos projects adding millions to their assessed tax base. Schenectady is socializing its s*** plant. Flush twice!

People move to a city because of low taxes, a good school district, and convenience to shopping areas. Schenectady has high taxes, horrible school district, high crime, and no retail shops and the city council wonders why people will not move here.

Schenectady City Schools have shown improvement -- there was an article in the paper just last week highlighting that.   Of course, this website ignored that.  

People are willing to invest money in Downtown Schenectady and build residential units and open small businesses because it has been IMPROVING under Democratic leadership.

As the residential units are built and occupied -- and new businesses open -- and new commercial buildings are built ---  the property tax base will expand and sales tax revenues will increase  leading to LOWER PROERTY TAXES ....

and the RENAISSANCE of Schenectady County continues.

That's the same BS that Metroplex has been spouting for the last 10 years and the taxes go higher, fees get larger, crime goes up, people abandon houses, and businesses open then close when the free money stops. Some RENAISSANCE that is.
