Much much too embarrassed to appear under the SB name, so he appears as DV, GG (but GG is getting rare), but now making an appearance as a supposed scottish god.

Anyway,   how 'bout it under the Smoking Bananas name.

Another month-to-date for the calendar year of home sales is showing YET ANOTHER DROP in property values in Schenectady.

SB claims GCAR numbers are the the most accurate source.   SB STILL HAS REFUSED to provide one teeny weeny shred of proof from GCAR's website, itself, to counter what I posted last month after SBFOL.....SB FULL OF LIES. tried to claim values were up.  

SOOOOOOOOO    SB!    Where are youuuuuuuuuuuuuuuuuuu???????????????

Again, the true picture of property values is NOT found in sales of one month only, so I won't address that.   I point to SB's claimed most trusted source, GCAR, showing the numbers for Schenectady city---once AGAIN---the property values in Schenectady CITY are DOWN DOWN DOWN DOWN.    They have lost almost 10% of their value.  

Hey, DV, how 'bout it......are you shaking your pom poms still trying to claim Schenectady is improving????    Would you care to explain HOW spending taxpayer money downtown is helping home values in the city when AGAIN, NO ONE WANT TO BUY a house in the city and the values are going DOWN DOWN DOWN DOWN DOWN DOWN DOWN!!!!!!!!!!!

And Schenectady COUNTY, oh, I can hear SB now trying proclaim marvelous success because the values went up a paltry less than $2,000 in a comparison of the same period this year compared to last year.   However, since I am smart and I know what I'm talking about, that increase is obviously brought about by the increases in values in Glenville and Niskayuna.

Now, SB has tried to claim that homes in Saratoga are overpriced.   However, since I have intelligence and SB does not,  I again educate SB in the FACT that value is determined by the amount, the price, which a wiling buyer is willing to pay to a seller in an open-market, arms length sale.   Since buyers ARE WILLING to pay the prices in Saratoga, that PROVES the home prices are NOT overpriced.   Sorry SB, YOU are the one who is wrong.

Here is Saratoga city, up quite a bit this year over last year, for the same time period.   And again, values are determined by AT LEAST SIX MONTHS of valid sales and NOT by one month (I can see SB now trying to claim Saratoga took a big tumble when he looks at the one-month only sakes, but SB, for your information, "one-month only" figures are NOT indicative of property values so don't you even dare try to post that Saratoga's values are down!

The mean, median and mode are measures of central tendency.

The mean, median and mode are measures of central tendency within a distribution of numerical values. The mean is more commonly known as the average. The median is the mid-point in a distribution of values among cases, with an equal number of cases above and below the median. The mode is the value that occurs most often in the distribution.


Mean



The mean is calculated by adding the value of each individual item in a group and dividing it by the total number of items in the group. For example, if you are at meeting of 10 people, and the sum of the ages of all attendees is 420, the mean age of the attendees is 420 divided by 10, or 42. The mean is used mostly as a general indicator for data, and works best when there are not a lot of outliers. For example, there is no way of knowing in this example whether some of the members are 90 and some are 5, or if all members are in their 40s.


Median



The median is the value that is the mid-point of a group of values, having an equal number of items in the group above and below it. For instance, in a room with five people aged 23, 25, 37, 44 and 87, the median age is 37, as there are an equal number of persons older and younger than 37. The median is used where strong outliers may skew the representation of the group, such as with incomes. If you have one person who earns $1 billion a year and nine other people who earn under $100,000 a year, the mean income for people in the group would be around $100 million, a gross distortion. The median income would be under $100,000, more closely representing the situation of the majority of the group.


Mode



The mode is not often used in describing data, but it can be useful in certain circumstances. Here's an example of determining a mode: If, in a room of 50 students, 30 are 7 years old and the rest are 6 or 8 years old, the mode of the ages is 7.

DVR is SG. No one else would quote from the hated HHH/LBJ. Of course City resale values are tanking the same DEM morons keep getting re-electing. Even the hated Margaret King is back for another 4 years of saying nothing but YES! to every new tax and fee. The joke Acting Mayor is desperately seeking to fill jobs at the s*** plant before he gets kicked to the curb. That's the place where all of these phony DEM a** clowns, none of whom pay taxes, should be flushed.

Sooooo, DV, care to tell us how  the dem crap downtown is helping the home values in the city??????   Uh, and DON'T try that crap that home values are going down all over.   In Schenectady, the homeowners are being robbed to pay for downtown and the value of residential property is plummeting big time.   The TAXABLE tax base is plummeting BIG TIME.

Now, in Saratoga, where the homeowners in the city are NOT being taxed to death, that city is doing very well and the home values are rising.

And of course, there is virtually no place to shop in downtown except for second hand junk, headshop items, and overpriced books.   Well, with the exception of Rudnick's which does pay taxes.   Despite all the problems downtown, despite all the tough financial times in the past 4 decades, Rudnkicks stuck it out and they pay full taxes.  Now WHY are they not rewarded, DV???????    And why would millionaires and billionaires be exempt from property & school taxes and Rudnicks is not?????
