The median sale price for a home in Schenectady through the first 10 months of the year is $100,000. That’s down 9.1 percent, or about $10,000, from the same period last year.

Could the city’s median fall below $100,000?

It seems likely, considering that the midway sale point for October alone was $77,184, according to numbers released today by the Greater Capital Association of Realtors.

For comparison’s sake, the median in Troy so far this year is $132,500, while it is $158,000 in Albany and $327,000 in Saratoga Springs.

For sure, there are some serious bargains available in Schenectady, like the house on Waverly Place shown above, which is listed for $135,000. But those bargains are tempered by the region’s highest property taxes, which are a reason home values in the city are so low.

Have you actually been to Schenectady, stockade, downtwon, upper union street, lower broadway rather than just calling the assesor’s office? What upstate city with loss of tax base, population and manufacturing has actually lowered an egregious tax rate in one year , are you kidding? It will get lowered when more people buy up properties and move in and pay taxes spreading out the costs over more taxpayers. It's right out of the DEM moron playbook. So what if the taxes in Schenectady are the highest in the area? The problem is that not enough idiots want to pay the highest taxes for the most corrupt government and they don't want to pay for tax exempt multi-millionaires Downtown. If only the DEM lifers fix sidewalks {that no one walks on} and expand Proctor's {which no one can afford}. Those are the real quality of life issues. The City is losing $200,000 per week. And the joke Acting Mayor comes out with a EMS tax for when you have a heart attack reading his 2012 tax bill.

The mean, median and mode are measures of central tendency.

The mean, median and mode are measures of central tendency within a distribution of numerical values. The mean is more commonly known as the average. The median is the mid-point in a distribution of values among cases, with an equal number of cases above and below the median. The mode is the value that occurs most often in the distribution.


Mean



The mean is calculated by adding the value of each individual item in a group and dividing it by the total number of items in the group. For example, if you are at meeting of 10 people, and the sum of the ages of all attendees is 420, the mean age of the attendees is 420 divided by 10, or 42. The mean is used mostly as a general indicator for data, and works best when there are not a lot of outliers. For example, there is no way of knowing in this example whether some of the members are 90 and some are 5, or if all members are in their 40s.


Median



The median is the value that is the mid-point of a group of values, having an equal number of items in the group above and below it. For instance, in a room with five people aged 23, 25, 37, 44 and 87, the median age is 37, as there are an equal number of persons older and younger than 37. The median is used where strong outliers may skew the representation of the group, such as with incomes. If you have one person who earns $1 billion a year and nine other people who earn under $100,000 a year, the mean income for people in the group would be around $100 million, a gross distortion. The median income would be under $100,000, more closely representing the situation of the majority of the group.


Mode



The mode is not often used in describing data, but it can be useful in certain circumstances. Here's an example of determining a mode: If, in a room of 50 students, 30 are 7 years old and the rest are 6 or 8 years old, the mode of the age

It's hard to argue facts but the DEM morons try. Schenectady has the lowest resale values in the region because the DEM fossils keep raising taxes and fees. Taxes are higher than mortgage payments. Being the highest in the region is not enough. They never stop. In McCarthy's horrible budget he raised taxes and fees 7%. He adds 22 new City employees at the sewage plant. Then the all DEM morons on City Council actually INCREASE spending. This is termed "renaissance" and "progress" by complete politards and running dog reporters. They seriously want to balance their insane spending by trying to sell dilapidated eyesores {that should have knocked down but DEMS are broke} and tracking abandoned owners to the ends of the Earth.
