Two buildings from Schenectady's industrial past have been recommended for addition to the state and national registers of historic places.

The buildings at 797 and 845 Broadway, owned by The Galesi Group, are, among several nominations to the registers. The building at 845 Broadway once housed the Mica Insulator Co. The Schenectady County Department of Social Services is housed in the rehabilitated structure at 797 Broadway.

Other nominations in the Capital Region include three properties in Albany County, and one each in Montgomery, Schoharie and Rensselaer counties.

The designation would allow Galesi to obtain state and federal tax credits toward rehabilitation of 845 Broadway which is currently vacant and nearly derelict and help prompt revitalization of the area, said David Buicko Galesi’s Chief Operating Officer.

"The credits make the second building viable. It is a tough building to develop,” Buicko said. “You need every bell and whistle to make it work economically.”

Dan Keefe spokesman for the State office of Parks and Recreation and Historic Preservation said owners of properties on the lists are eligible for federal and state rehabilitation tax credits, which can be applied to the total cost of rehabilitating the structure.

Buicko said he has no timeline regarding rehabilitation of the 845 Broadway, which would depend on signing a tenant.

“You just have to find the right user,” Buicko said. “The good thing about Schenectady is that it is being considered as a place to move businesses, whereas in the past it was not even on the radar.”

Galesi bought the Broadway properties in 2007 for roughly $760,000 after a non-profit group which obtained the site for free from Schenectady International fell into debt over maintenance costs. Galesi rehabilitated 797 Broadway after landing Schenectady County as a tenant. The county relocated its DSS there under a long-term contract.

The county is not looking to move into 845 Broadway, officials said.


845 Broadway

According to Galesi’s application to the state Mica was a pioneering electrical insulation firm that was founded in 1893 by engineers from Edison Machine Works, later General Electric. The building dates to 1915 and was known as the Micanite Works, which produced mica-based products. The building at 797 Broadway was built in 1946 and served as a manufacturing facility and company headquarters.

The buildings represent examples of daylight factories, huge reinforced, fire-resistent concrete structures with wide-open interiors.

Mica went out of business in 1975. Schenectady International owned the buildings for more than 25 years before donating the properties to Uncle Sam's House in 2001. Uncle Sam's sold the properties after the city blocked its efforts to house veterans recovering from alcohol and drug dependencies. Uncle Sam's also wanted to operate a commercial laundry at the site.

The incompetent DEM morons want to enlarge DSS. This is a way to get Federal money to do it. One of them will lie about putting the building back on the tax rolls-which they never do. There is no private demand for any property in the City because of DEM over taxation. The DEMS don't give a s** about historic preservation. If they did we would still have the old train station, IOOF temple and Erie Blvd firehouse. It's all about the sacred deal and helping contributors/certain nonprofits.

The old train station in Schenectady was torn down when the REPUBLICANS controlled the city council and mayor's office in the early 1970's.  The Erie Blvd firehouse building is still standing but being used for another purpose ----   once again ....  the Democratic Voice of Reason has stepped into dispell the negative lies and hate-filled deception of the Nayboobs/Republicans/Tea-Partiers.

The IOOF Temple is to be destroyed by the all DEM moron City Council. The fire station on Erie Blvd. by Clinton's Ditch was torn down by the all DEM morons. As usual DVR/SG/SB is wrong, Death Ray has lied repeatedly about rehabs from the Silver Diner {allowed to rot by Death Ray} the buildings where Pizza King was {knocked down afer Death Ray lied about rehab}and the old Trustco Building {which still sits vacant but was supposed to house the County Building} off the tax rolls.

Actually, I was referring to the old central fire house on Erie Boulevard as the other fire house was not in use during my lifetime.

As for the Silver Diner - the building's fate was sealed many years ago -- when it was structurally compromised during a renovation/expansion  AND because the property it sits on is quite small.   About 8 years ago, myself and a group of investors looked into purchasing the old diner.   There was not enough room on the existing property to add code compliant handicapped accessible bathrooms, a code compliant kitchen and other code compliant amenities.   When our engineer looked at the building, he determined that the diner could NOT be safely moved to another site in the city.  Thus we abandoned our plan to purchase, fix up and reopen the diner.

There are several sites within the City of Schenectady that I and a group of investors are considering for business ventures/investment purposes -- along with sites within other towns in Schenectady County.

The point which needs to be taken with this Transfinders deal is this:

IF the Metroplex and other agencies give grants to a location (440 State) in the hundreds of thousands, then this location should not be able to be torn down less than 5 years later.

Listen, if this building was not worth saving, then WHY did the State and the County hand over taxpayers money five years ago?!?!?!?!

It simply does not make sense and is a complete waste of the taxpayers money which has been invested in the location.

They don't care. The Gazetto calls it progress. They are total fiscal incompetents who the State Comptroller attacked. Yeah, he's a DEM too. This is all about giving Proctor's another taxpayer handout. Proctor's is losing money. Fat Morris is a joke making idiotic "investments" with taxpayer money. It doesn't matter. His DEM running dogs on the Legislature will give him another Brinks truck of money for his new restaurant.

    The Nov. 22 letter, “Transfi nder’s arrival more important than building’s demolition,” completely misses the point of those who advocate for preserving well-maintained historic buildings.
    No one is saying they do not want Transfinder, a computer software company, investing in downtown Schenectady. Nobody wants Transfinder to pick up their marbles and go elsewhere, like its owner Antonio Civitella implied at the November Planning Commission meeting if he did not get approval for demolishing 440 State Street. What people do want is to get the most bang for their tax buck by preserving our exceptional historic buildings, while also building new buildings.
    Our best old buildings are appropriate for certain business ventures and often have lower costs per square foot. At the same time, business people like Mr. Civitella can build new modern structures, which generally have higher costs per square foot. Downtown businesses like Aperitivo and Bombers are examples of excellent uses of historic buildings. Developers who want new, modern buildings should be steered toward shovel-ready sites where historic buildings have already been demolished.
    No reasonable explanation has yet been offered as to why Transfi nder must build new on the exact site of 440 State St. The previous owner, Proctors, renovated 440 State St. for its arts center. Before Mr. Civitella’s plan appeared, the building was filled with tenants and used by many people. If Transfinder were built on a now-vacant lot, Schenectady would have a new modern building and a historic building on the tax rolls. This broader approach would open economic development to a wider pool of entrepreneurs, including those who are not well-to-do, and would encourage the diversity that helps cities like Schenectady thrive.
