Local figures match national declines, association says

The number of pending sales for residential homes in September in the Capital Region declined 3 percent compared to a year ago, according to the Greater Capital Association of Realtors.

A total of 570 homes had sales pending in September, compared to 586 in September 2010.

Year-to-date pending sales are also down 4 percent from a year ago.

Pending sales by county compared to a year ago:

* Albany: down 5 percent.

* Rensselaer: up 18 percent.

* Saratoga: no change.

* Schenectady: down 9 percent.

* Schoharie: up 31 percent.

* Montgomery: up 70 percent.

The average sale price for homes in the Capital Region in September declined 2 percent compared to a year ago, to $218,809, while the median sales price declined to $188,000.

GCAR President Paul Semanek said the drop in pending sales is not a trend. "We will look forward to the October report with the hope that sales in October will continue the rebound we saw in May, June, July and August," he said.

Within the Capital Region, Schenectady County saw the largest increase in average sale price of a home in September, according to GCAR . The price of a home increased 14 percent, to $189,434, compared to compared to a year ago.

Saratoga County saw the largest decrease in the average home price, 10 percent, to $268,903.

Average sale prices for September in other counties in the Capital Region:

* Albany: $237,057, down 6 percent.

* Montgomery: $128,414, up 1 percent.

* Rensselaer: $185,765, up 2 percent.

Very creative with the statistics.  Taking one month snap shots.  Clever.

BTW, were average total home sales UP or DOWN through 3 quarters of 2011 compared to 2010?  My sources say DOWN.

The price of sales being up 14% tells me the people in the suburbs are selling before they lose all equity in their homes, and end up under water(financially speaking).

Schenectady home prices are the lowest in the region because of 35 years of DEM insane over taxation. What's their answer? Fund more unqualified buyers-who won't be able to keep paying the DEM moron taxes. Their other issue is that Union didn't pay enough. Like $16 million to fix College Park would have happened through the City. It no point do they blame the real culprit-themselves and John Paulino. Maybe Goofy can raise taxes 200% after 4 more years?

Even though values are determined by AT LEAST SIX months consecutive sales, let's look at the GCAR numbers for Schenectady COUNTY and for SEPTEMBER ALONE.     Please tell us SB, where did the MERE REPORTER get the numbers from?????    

Please circle the numbers from the GCAR numbers in the GCAR file, circle the number for the ONE MONTH of September ONLY that it shows home prices of that high, circle the $189,434 figure.


Perhaps a little arm twisting by the socialist dems pressing the news reporter to tell a little bit of white lies??????

Is there an ignore button on here.  I just dont have time for Jokes.  SB's quote implies that he may be here just to mess with people.  His/her posts also stregthen that thought. The state of this city and country is not something to joke about.  People are losing their homes daily.  People are going without food and medicines to pay their bills.  Something needs to be done and to have the smoke and mirrors in the way just pisses me off.  I know that's SB's intent.  Please dont reply to it.  Same ole same ole thats what got this country and city to where we are.  One could only hope that Schenectady meets the same demise that Harrisburg, PA is dealing with.  It can happen here.  Anyone see the Schenectady Balance Sheets for the last few years.  How do they record the Future Employee Benefits.  We have a perfect storm coming and McCarthy isnt the man to deal with it.  Hull wont be able to handle it either but at least he has a clue and would be better on what to do when the dust settles.

He's an idiot that works for a rag. Schenectady is headed to where Harrisburg is-BANKRUPT. That's why the DEM morons lie about jobs, skiing, facades anything but the fiscal reality that Schenectady is losing $500,000 a week. Only a complete moron would re-elect McCarthy, King, Brucker to anything. Or vote for Lesser Perazzo. Dog catcher maybe-yes? They are fiscal incompetents that want to dump $3.3 million into a golf course to reward contributors. Get out of the rough McCarthy.
