Local figures match national declines, association says Daily Gazette, The (Schenectady, NY) - Friday, October 21, 2011 Author: MICHAEL LAMENDOLA ; Gazette Reporter The number of pending sales for residential homes in September in the Capital Region declined 3 percent compared to a year ago, according to the Greater Capital Association of Realtors.
A total of 570 homes had sales pending in September, compared to 586 in September 2010.
Year-to-date pending sales are also down 4 percent from a year ago.
Pending sales by county compared to a year ago:
* Albany: down 5 percent.
* Rensselaer: up 18 percent.
* Saratoga: no change.
* Schenectady: down 9 percent.
* Schoharie: up 31 percent.
* Montgomery: up 70 percent.
The average sale price for homes in the Capital Region in September declined 2 percent compared to a year ago, to $218,809, while the median sales price declined to $188,000.
GCAR President Paul Semanek said the drop in pending sales is not a trend. "We will look forward to the October report with the hope that sales in October will continue the rebound we saw in May, June, July and August," he said.
Within the Capital Region, Schenectady County saw the largest increase in average sale price of a home in September, according to GCAR . The price of a home increased 14 percent, to $189,434, compared to compared to a year ago.
Saratoga County saw the largest decrease in the average home price, 10 percent, to $268,903.

BTW, were average total home sales UP or DOWN through 3 quarters of 2011 compared to 2010? My sources say DOWN.
The price of sales being up 14% tells me the people in the suburbs are selling before they lose all equity in their homes, and end up under water(financially speaking).

Schenectady home prices are the lowest in the region because of 35 years of DEM insane over taxation. What's their answer? Fund more unqualified buyers-who won't be able to keep paying the DEM moron taxes. Their other issue is that Union didn't pay enough. Like $16 million to fix College Park would have happened through the City. It no point do they blame the real culprit-themselves and John Paulino. Maybe Goofy can raise taxes 200% after 4 more years?

Please circle the numbers from the GCAR numbers in the GCAR file, circle the number for the ONE MONTH of September ONLY that it shows home prices of that high, circle the $189,434 figure.
