The woman in the video had it right. Build it on the already zoned commercial property. Don't infringe and try to change the zoning of the existing residential area.

Rotterdam needs modern commercial/retail buildings to expand its tax base and improve its looks.  This is a great project --  that just needs some fine-tuning from the Planning Commission.

I agree with this part of the statement but they need to put them either in the existing commercially zoned parcels or somewhere else that won't disrupt the lives of so many people.

Keep running the residents out of town and see what happens.

           You will never see this because Rottendam is Gumba Gangsta, and what you suggest (makes perfect sense) is why it will never happen.  Doesn't benefit the private Gumba developers who have been wreaking havoc on Rottendam for decades.  About 2/3 of Rottendam isn't even addressed in the Comp Plan, and that's just the way GGs like it.  Last election Michael OConnor ran on a platform of sound comprehensive planning for the Town under the NNTP party line.  He was unsuccessful.  So now everyone is on their own to fight as best they can.  By no means give up, but it is a tough road to sane development . . .

The issue is simple our zoning plan doesn't support the rules set forth by for building development in the town code and planning comission.  How could you build anything commercial on the corner of guilderland and curry and turn a profit?  Thus when you attempt to build a building you need to rezone but people do not want commerical property next to their home if wasn't that way when they bought it.  The town needs to revisit their zoning map to allow the development of buisness.  The overall townplan rezoning would give residents ample time to move if they do not like the revised rezoning instead of spot zoning and hurting the people who live adjacent to the rezone.

I agree too.....but the town lacks style and class.....it's just a cheap walmart puzzle that's manufactured in China for the gumba gangstas to keep filling their pockets because they are that cheap

my statement for years has been that Rotterdam business districts are spread all over the Town like butter.

There was no thought in planning going way back in time.

And to get to each of the "butter spreads" is becoming more and more difficult because of the traffic.

Get a grip...and plan for the future with common sense.....residential remain residential   people need to have quality of life.

but the Planning Board and whoever just think   $$$$$$$$$$$...   sad  how adequate are these people ?

The town's current zoning map and zoning language was developed in the early 1950's  ----   at that time the residential neighborhood around Town Hall was just being built --- my aunt and uncle built their home on Lawn Avenue in 1953  (and most of their neighbors were building at the same time).     The town has built out considerably since the early 1950's   ----------------   4 Corners is under developed  (except for the Rite-Aid store)  .. the CVS would have been a great addition to that corner ...  hopefully they will come back again to the board with a new plan.

Unfortunately, I am afraid that CVS may choose to build the new store OUTSIDE Rotterdam -- in Bellevue or who knows - on Route 7 in Princetown  --    Rotterdam has lost too many good commercial projects inthe past .. I hope we can figure out a way to save this project.

lived here since 50's.....saw how the town began it's business building

remember, Eifert's St. John's Liquor, and many other lost small business

Bank of America was a 2 or 3 story building on that corner...etc.,

so glad CVS is not planning 4 corners any more...detriment to residents for quality of life.

where they are located now seems adequate...better than the nite club that was there a few years ago.
and the credit union and the pizza place help that area...along with sports store that used to be a hardware
emporium
All that is to be said is better planning  ..utilize already vacant buildings and space other than residential areas

It is easy to say that the current CVS building is adequate -- but they have determined that it is NOT .. and they are looking for a new site.    So -- the intelligent thing for Rotterdam to do would be to HELP them find a new site WITHIN the town.

Also, many of the existing commercial buildings are too small or otherwise inadequate  for 21st century commercial operations ---   WE MUST BE FORWARD THINKING  .. STOP LIVING IN THE PAST.     The other thought is that if we continue to do what we have always done (in Rotterdam's case run new development out of town) we will continue to get what we have always got  -- which is NO NEW TAX BASE, HIGHER TAXES and a FURTHER DECLINE in our way of life.
