Persistence pays off for CVS in Rotterdam
Store proposal moves forward, residents still slam plans

#ROTTERDAM — Despite residents’ pleas, the first hurdle is cleared in a longstanding struggle to rezone land for a proposed CVS Pharmacy in Rotterdam.

#The Rotterdam Town Board approved sending a proposal to the town Planning Commission for a recommendation on rezoning four residential properties at the corner of Lawndale Avenue and Curry Road from R-1 Residential to B-1 Retail Business. Neighboring residents continued to speak out against the proposed CVS, claiming it doesn’t fit the character of the surrounding community.

#Councilman Matthew Martin was the only member voting against the resolution on Wednesday, Feb. 8, citing the dissent.

#Councilman Robert Godlewski continued his support for the referral and argued the Town Board has the final say.

#“All the Planning Commission is going to do is give us a recommendation,” Godlewski said. “Once we get that recommendation the board has to decide whether they want to do the zone change … it has to come back to us.”

#Martin continued his opposition based on the “encroachment of the zoning,” which has remained unchanged since the original proposal.

#“It has nothing to do with the conceptual plan,” Martin said. “My vote is ‘no’ at this time.”

#Deputy Supervisor Wayne Calder previously voted against the resolution, but he said the revised site plan led him to change his mind. Also, he said the last time the board voted on the resolution it would have approved the zone change without the project coming before the board again.

#“There was some changes, some decent changes, which I was happy they tried to do,” Calder said. “It is not easy to make a decision like this because it affects people, but there has been a lot of discussion over this … hopefully (the Planning Commission) is going to be watching out for everybody’s best interest and I think they will.”

#Andrew Brick, an attorney representing developer Gershman Brown Crowley, explained changes to the preliminary site plan before the board voted. On a plus note, a new CVS has got to look better than the deteriorating vacant building currently occupying the corner of Curry and Guilderland .

When Walmart wanted to build on Burdeck St....what happened....people geared up for the

fight....it didn't happen...

Relocate the CVS near the West end of Town.....stop crowding residential neighborhoods.

and infringing on residents' rights for quality of life...

The Planning Commission....with DVOR HAM ETC on the board...what do you think will

happen....RELOCATE TO REVITALIZE WHAT IS RIGHT FOR THE RESIDENTS ...

NOT 4 CORNERS..............

How about expanding and rebuilding on the same site.....put a deal together for the house

behind CVS......doesn't compliment the area anyway........anyone thought of that??

Just heard from Town Hall that this will be be before the planning comission most likey this Tuesday 2/21 at 7:30pm.  Even if you don't live close by to Lawndale but in Rotterdam and wouldn't want a CVS in your front yard in a residental area please come and voice your opinion.  Thank you

It's been a commercial property for years - before the last place, it was a rather rowdy bar.

Anyone who has bought their property in the last 50 years in that area KNOWS they bought next to a commercial property, on a popular corner ... development happens, get over it.

Yes, that corner lot has been commercial but the size of the lot is going to be much larger now that they will be taking 7 houses down. This will have a much larger impact on residents than if a business were put on the existing lot.

yall don't need vacant lots that are paying near $0 taxes either ... which would you prefer?

If you don't like CVS, find a strip mall developer and have them contact the property owner with a purchase offer - until then, they're allowed to sell to whomever they please

Makes little difference who your friends are, IMHO ... it's vacant - and an empty lot, generating no tax revenue (or miniscule amounts) - and it will be adding jobs to Rotterdam and developing a major intersection.  CVS wants to come in and invest millions into this property - I just don't get what yall have against that.

As I said, residents around there KNEW it was a commercial property ... their neighbors agreed to sell out (and some already moved out) - they weren't concerned, they took their money fast enough.  If you don't want to live next to commercial property, why'd you buy there?

That's like the people that complained several years ago about the noise and garbage from 890 disturbing their highbridge neighborhood ... you knew there was a friggin hgihway there, yet you CHOSE to buy the property.

As I said, development happens - get over it.
