The proposal for a Rite Aid on Mohawk Avenue is dead. The village Planning Board voted to deny the application by Diamond Development to construct a 14,564-square-foot pharmacy with drive-through at the intersection of Mohawk and Ballston avenues. The Rite Aid was going to involve the razing of the buildings housing Attanasio’s Restaurant, the Scotia Diner, an antique shop and four houses along Glen Avenue. Rite Aid spokeswoman Ashley Flower confirmed Monday that the company is backing out of the project. “We don’t have any further plans at this time for Scotia,” she said. “The Capital District is a very important market for us and we will continue to explore options as they present themselves for development in that area.” The board had been reviewing the plans for almost a year. Board members had expressed concern that the design would not fit in with the character of the village and that the building would look too massive. They also were unhappy with subsequent revisions to the plans. The developer was at the February meeting and had not appeared before the board since then. The board on May 5 passed a resolution to deny the application on the grounds that the developer never submitted a completed site plan. The board in January had submitted to Rite Aid a list of requirements that it needed to fulfill including submitting a traffic study, a storm water abatement plan and landscaping and lighting plans. “We have not heard anything additional from them,” said Chairman Bob Powell. Powell said the board was looking for a design in which the building had different facades so it would not look like a monolithic structure. However, the developer only made minor changes. “The developer and the people representing Rite Aid I think were under strict orders that the building that was put up had to follow the format of a Rite Aid building. They could not deviate from that to accommodate what the village board was looking for,” he said. He said Diamond Development is constructing a building in Schenectady at the corner of Clinton and State at the former site of the Pizza King, that had a similar design making it look it was three buildings. He believes something like that would have been acceptable in Scotia. If the developer wants to pursue the project at a later date, Powell said it would have to submit a new application. Lou Lecce, attorney for Diamond Development, could not be reached for comment. Bruce Tanski, the owner of the property, did not return a message left for comment.

The CVS on Chrisler Avenue is a lot nicer looking than the Rite-Aid at 4 Corners. At least the CVS on Chrisler has the white clapboards - which blends in with the neighborhood.

I as well as my neighbors am interested to see what the developer will propose next. Hopefully they received the message that smaller buisness or residental development is welcomed by the neighborhood as opposed to a white elephant in clapboard clothing.

#Rotterdam — The Rotterdam Town Board voted down a resolution 3-2 that would have allowed an abandoned property at Lawndale Avenue and Curry Road to be rezoned from single-family to retail business to make way for a proposed CVS Pharmacy.
#If the board had voted the resolution through, it would then be referred to the town’s Planning Commission for its recommendation. This was the third time this proposal had been brought before the public and it was the third time many spoke out against it.
#“I’m really hoping this will be the last time around,” said resident Roxanne Heller. “Please vote on this and just say ‘no.’ We all live here because we like it. We bought houses here because we like it. Please make it be that way. Please don’t let a big box store with a lot of money come in and destroy what we worked so hard to build.”
#Several other residents stood up to say that they felt the project didn’t fit the character of the neighborhood. One even suggested that the town build affordable housing for younger couples to move into the area.
#“Sandy [his wife] had visions of retiring and enjoying a quiet, peaceful neighborhood,” said Al Hudgens, a resident near the proposed CVS site. “As residents and voters, we look to you to not only preserve the quality of the life we envisioned but also the life we’re accustomed to.”
#Resident Calvin Rugg told the board he had concerns over the amount of traffic that would be created by putting in a new CVS on Lawndale Avenue. That is completely uncalled for -- EVERYONE has the right to voice their opinions on this matter and any other matter before the town. You can be certain that there will be plenty of opportunities for the public to address this issue IF it goes forward. And I can assure you that ALL sides of the issue will be listened to and ALL the facts and relevant information will be weighed, studied and analyzed before any decisions are made.
Oh -- and to the critics -- cite the statute or statutes .. provide the evidence (and not just some ignorant nasty rant -- actual evidence) that makes one qualified or unqualified to serve on the planning commission??
