just wondering as the final roll comes out July 1st. I haven't gotten a letter back yet, allthough I'm sure what it will say

Rp, not sure how much of an answr you're going to get on this here.  Most of the readers of this forum don't live in the city, and as you are probably aware, it doesn't mean that they would have went forward with a grievance. All that said, good luck.

Well, I'll tell you one thing.  They must tell you within the next 10 days.  It's supposed to be finaized form for July 1.  Actually, because the city schools are on a different calendar of sort than other schools, the Schenectady school tax bills are supposed to reflect the new assessment and those bills should be ready to be printed put in the mail withiin days.


Optimists close their eyes and pretend problems are non existent.

As the final tax roll is today I called the assessors office and the lady checked my property amount and it stayed the same, I'm sure my letter when I get it will say insufficient data even though I had all data required and then some. oh well on to court again.

Emphasis on steal. The last City assessment was done before the housing bubble burst. Every property in the City is 25-40% over current market value. Spoke to a insider-the City is broke that's why the DEM morons illegally refused to release pension payment amounts.

Lowering assessments will NOT reduce the amount of taxes the city takes in.     Why don't people understand that?

If the tax RATE was $10 per thousand in a given year, and then if EVERY house had their assessment cut by 50%, then the tax RATE would rise to $20 per thousand for the following year if the tax LEVY stayed exactly the same.  

So if you had a house assessed at $120,000 and paid taxes at RATE of $10 per thousand, then your tax bill would be $1,200.   ( $120,000 / 1,000 = $120.   $120 x $10 = $1,200)
So, if your assessement was cut in half to $60,000 AND every other house was cut in half too, AND IF the tax LEVY remained the same, then the tax RATE per thousand would increase to $20.  Now, do the math.  $60,000 / 1,000 = $60.   At $20 PER THOUSAND, it is $60 x $20 and your tax BILL is still what?   THE SAME.

Now if you were the ONLY person in the whole city who got your assessment lowered and it was by 50%, and if the levy stayed the same, you would see a big reduction in your tax bill.  

The thing is that not everyone chooses to grieve their assessment because they are duped by the dems into thinking their assessments are reflective of the market value of their homes.  Well, actually most don't even know that they should check the equalization rate each year and if it's 100% then that means their assessment is in theory the market value of their house, i.e., what their house could sell for on the open market.  We all know that houses in the city have plummetted way far more than even the overall statistics in the country, or the state, or even in the county.   When houses sit for a year unsold, despite reductions in asking price, that is proof positive of the property values going down, but even those who have their house for sale, many don't make the connection between assessment and the value of their house.   If the city assessed a house for $100,000 and someone is trying to sell it, and their asking price has been reduced four times over a year and now they are asking $60,000, well that person should be grieving their assessment.  But many don't because of ignorance of how the system works.  
But to quite complicate matters is that the tax exemptions given out to the millioniares and billionaires results in the tax levy being divided up among only the financially struggling homeowners and THAT is the MAJOR problem in the city

And now is the time to start preparing for your grievance for next year.

Pour through the real estate ads, the websites.  Find houses similar to yours and relatively in your area.  Print the ads and hopefully a date will print on it.  Keep checking every couple weeks looking up the same addresses and print out subsequent ads showing the price reductions.  And of course watch for new listings.   Follow it right through the sales if there ever were any.  And of course, make note of sale prices and also using the county website hopefully you'll get the sale price off that.   And also, as you get the listings of the for sale houses, look up their assessment values too.  Bet that will be an eye opener.

Then when you grieve next year you tell them that every year you are told "insufficient proof" and just think of when you are sitting their saying "10 houses on my street have been for sale, no willing buyers at $100,000, asking price reduced to $90,000...." etc and then say "after a year only two houses sold, and only for half the original asking price and the sale price was 60% lower than the assessed value.  THe equalization rate is 100%"   So imagine if most of these houses were 40% or more lower than the city's assessed values, well, if it was me, actually, I'd call the assessors office along about December or January.  You do have the right to a meeting with an assessor, you'll find that if you go to the state real property website.   Ask him how your data is "insufficient" when all the sale prices are so much lower than your assessment.

Perhaps when the administration changes in November, the new officials can revamp the aSSessors office as well as all other offices. Right now the city is soooooo broke and over extended that they won't lower anyone's assessment. Well, unless of course it is someone from the friends and family club.

Hopefully after november, this will all change!!

Changes in assessment values do not affect the amount of revenue the city takes in from property taxes.  

Actually, lowering the assessments of the friends and family club really wouldn't affect the revenue from taxes either.  First of all, most of the friend and family club have 100% tax exemptions so they don't pay taxes anyway.   And if they did pay something, the lower assessments on them will just raise the taxes on the financially struggling homeowners

Shocker-NOT. Like 99.9% of all City property owners. The entire process is a joke. Ruthie is too busy penning letters in support of governmental gin mills. Lady Madonna is an old Liberal Party operative who only these DEM morons would appoint.

     The City is totally busted. Can't repair roads, can't pay the schools, can't pay the County. But are "working together"! That's all that matters. Good intentions and whether you support dumping millions more into Proctor's. Had enough-YET? Lady Madonna grievances at your feet-how you going to make ends meet?
