Don't worry, when the cupcakes fail Morris will be right there ready to take over and start a bakery. All in the name of the non-profit charity called Proctors.

Wonder how Villa Italia feels about this...probably the same way Ambition and the defunct crepes shop feel about the Apostrophe Cafe.

Well, Villa Italia feels fine about it.  It's a different level of client, plus, the cupcake shop will have to pay taxes, unlike Villa Italia.

No, the cupcake place will only be paying rent. They will probably receive an empire zone tax credit as well. Also, who will venture out of the Proctors zone if they can get their coffee and cake right there? Answer: No one.

I'm pro-cupcake.

I do however think they will fail probably due to high rent.  The rent for the muddy cup was quite high, so I imagine that place will be too.

Ive had those cupcakes and other goodies that they make and they are great.  The owner does a lot for the community and with the kids in the hospitals.  I order from her often for parties and Im glad she has a location that is closer.

I thought all the Empire Zone tax credits were going away.  Is this not true?  With the change of business at the location, wouldn't the Empire Zone need to be reapplied for, and since they're not allowing them anymore, they wouldn't be able to get it?  

If there's tax on the building, then the company will be paying it, whether they buy, rent or lease.

The County tax records have assessed Proctors (432 State Street) with a full market value of $100 dollar value (yes, $100). Also, Procotrs is exempt from paying property and school taxes from 2008 until...well there is no ending date. This cupcake haven will be giving rent straight into the Proctors black hole.

Proctors, Villa Italia, Marcella's, Bombers, Aperitivo, MVP...all sucking the taxpayers dry with there tax evasion Plex-Plans for decades to come. If homeowners pay their outrageous taxes, then make the for-profits pay their fair share of the space used in this City.

And here's hoping you're right about ending the Empire Zone Tax Credits Kevin, but the Department of Labor website still states that a business can apply for them no later than 21 days after opening their doors.

Like I said..........if Morris could serve jewelry at the old muddy cup for desert, it would still be there. However the areas is still not safe!

My apologies, I didn't look at the address of the store.  I actually figured this was at a location other than in the Proctors block, but why should I expect praise for something happening anywhere else in the county?
