Because of the DEM implosion team Schenectady had the lowest median price for homes crashing to $107,500 and sales were down 21.4% last year. There is no bottom with these DEM morons. Metrograft will stabilize property prices-lol.

"Schenectady is like many Northeastern cities"-BS! Because of the oppressive tax rates no one wants to buy property leading to sales prices $60,000 less than Cohoes and $30,000 less than Troy. Hardly garden spots.

Yeah, public sector employees unions, to make sure they are making more on average than those that pay them.  Oh...That's already happening.  Public servants are our kings, they deserve fully funded pensions and lifetime medical benefits, and taxpayer funded cars and cell phones. While people are doing all they can do to make next months mortgage payment and pay their property taxes so they can keep their home out of foreclosure.

Actually, C, my comment was in reaction to senders who commented how GE pays the workers so little at 15 an hour which was followed by no one can have a family and own a home (on that pay).  And I suggested maybe the unions should fight/negotiate for higher wages.

I guess I just think back to the days when most families in the city had a head of household working for GE, the unions won good wages, the heads of households could support the families and buy a house (and I think in those days they were families with half dozen kids).  Those days are over.  The CEO's are greedy and so are the teachers, and the politically connected businesses downtown.

But it's also true that with the taxes so high - thanks to the team of Savage-Gillen-Stratton--where taxes can often EXCEED the mortgage amount, people just can't afford all that.  People of the city just cannot afford to pay for the taxes for the downtown millionaires who have more than enough wealth to afford their own taxes

Optimists close their eyes and pretend problems are non existent.
Better to have open eyes, see the truths, acknowledge the negatives, and
speak up for the people rather than the politicos and their rich cronies.

SCHENECTADY CREDIT RATING UPGRADED AGAIN
Moody’s Investors Service, Standard & Poor’s Improve Ratings for Sch’dy
Credit Upgrades Follow Results of City’s ’07 Audit and $10.4 M Surplus
SCHENECTADY – Mayor Brian U. Stratton today announced that the City of Schenectady’s credit rating has been upgraded today by both Moody’s Investors Service and Standard & Poor’s Rating Agency.
Moody’s Investors has upgraded the city’s credit rating from Baa2 to Baa1 – stable outlook, the sixth consecutive time since 2004 that Moody’s has improved the city’s credit outlook or elevated its credit rating. It is the third consecutive upgrade for Schenectady by Moody’s in the investment-grade range since 2006.
Standard & Poor’s Rating Agency has established an A- minus stable outlook credit rating for the City of Schenectady, the first time that S&P has officially rated the city’s credit worthiness. The S&P rating for Schenectady is approximately one step higher than an equivalent rating by Moody’s.
“We are delighted that, for the sixth consecutive time under this administration, Schenectady’s credit rating has been improved, with the last three credit upgrades occurring within the investment-grade range,” Mayor Stratton said.
“Schenectady’s credit rating has not been this strong for nearly nine years,” the Mayor said. “Our vastly improved fiscal condition reflects the hard work between our administration and the City Council, and in cooperation with our city employees, our government partners, the private sector and every citizen of Schenectady,” he added.

In its rating report issued today, Standard and Poor’s said its decision to give
Schenectady an A minus – Stable Outlook rating was based on the city’s demonstrated
financial accomplishments and a cumulative unreserved fund balance of $10.4 million.
“The city’s financial position has demonstrated a significant positive
change over the past three fiscal years (2005 – 2007) after several years
of poor financial management that led to negative ending fund balances
in all funds. As a result of several key factors, including a new mayor
and administrative staff, increased state aid revenues, additional
revenues (primarily through tax lien sales and the implementation of a
residential waste disposal fee), and expenditure cuts, fiscal stability has
begin to be restored.”
Standard & Poor’s
The new ratings released today by Moody’s and S&P follows the results of the city’s
2007 audit that were released last week. The 2007 audit by Cusack and Company showed
that, for the third consecutive year, the City of Schenectady finished with a surplus in
each of its four fund divisions, and now has a cumulative unreserved fund balance – or
surplus

May 2008? The City reserves have totally vanished. Look for a Moody's downgrade this Spring when the reality of the DEMS total fiscal incompetence sinks in. The City DEMS will have to borrow to pay capital expenses-just like they did 8 years ago.

The circle remains unbroken. Revenues flat-expenses explode-while they hand out awards to each other. "Most fiscally incompetent pension padder of 2010"-the envelope please!
