Strong start for Helderberg Meadows home sales The Business Review Date: Thursday, November 11, 2010, 3:12pm EST
Sales of new homes at a development in Rotterdam, New York, are off to a strong start. Thirteen houses costing $300,000 or more have sold since the lots at Helderberg Meadows became available four months ago, said Darleen Zeh, one of the listing agents. Zeh and Kimberly DeCrescente of Miranda Real Estate Group are handling the listing on behalf of Traditional Builders. Located off Guilderland Avenue in the suburban town outside Schenectady, the first phase of Helderberg Meadows includes 76 single-family homes. Prices start at $262,000 for the homes, which range from 1,300 square feet to 3,500 square feet. Most of the lots are one-quarter acre. Others are bigger. Zeh said the pricing and historically low mortgage interest rates are attracting buyers at a time when the overall housing market has slowed. As someone who has been waiting over 40 years for this development to be built, I am very happy with the way it being built. I remember when Mr. Freeman of Capitol Homes approached my grandparents over 42 years ago in an attempt to purchase our property for his proposed "Guildercrest development". I only wish that my grandparents were alive to see the project finally being built as Heldeberg Meadows. |

no pilots were given for the Heldeberg Meadows project -- as soon as the house gets a C.O. -- it will be appraised and put on the tax rolls. There are about 4 or 5 completed houses with persons living in them .. they will be paying taxes for the portion of 2010 in which they were occupied and, of course, will get a tax bill for 2011. Unfortunately, the homes did not come on the rolls soon enough to lower the tax rate for 2011. |

Unfortunately, the homes did not come on the rolls soon enough to lower the tax rate for 2011.
Railex, Golub freezer, fedex, huffnpuff didn't lower rotterdam's taxes as promised. It's a scam. They all moved to the empire zone industrial park with a sweet tax deal. |

and with the old assessor coming back their assessments will be fixed in time not seeing lower taxes untill the next state mandated reval when our equalization rate = 95% this assessor support "welcome neighbor" - now pay up so the long timers dont have to - just ask FDG he will get that $250,000 value on Jan2,2011 |

Heldeberg Meadows will have over 100 single family houses and about 200 condominiums when it is completely built out. The purchase prices for the single family homes are in the $250,000 and up .... so this gives an idea of how much potential new property tax revenue the town will receive. |

Have you seen those houses. They are junk. There is only one house on that street that is quality and it wasn't built by Helderberg meadows. It was privately built. |

The new homes being built there are no different than homes being built anywhere else in the area and they're all built up to code. |

There is no state mandate regarding frequency at which local governments must conduct property revaluations. That is why some towns, like Duanesburg, haven't conducted one since the mid 1980s and those owning new construction are paying a disproportionate share of the tax levy. |

I just wonder how soon we're going to hear that people have moved into these residences and they are having issues such as drainage as we previously heard from Masullo. |

The nails in the wall board in some of them are popping already. Again I say to you, there is only one house built there that is quality and it was privately built by a young couple.
Incidentally there is a huge drainage problem. DVR you might want to note that only 2 of the show homes have any promise. And no one so far has opted to build a replica of the show house. Interestingly, the Post Office told the privately built home that they could put a post box up across the street because they were only going to make one pass down the street. However, another house on the same side (the left) was permitted to put their box up on the left. |
