A new building for only 4 rental units? in Rotterdam? Where's the logic in that?
...It's because the developer could purchase a house on Floral...and further disrupt a residential neighborhood where the existing apartments have maximized every inch of their property already. ...It's because the developer is a Dem and knows that the current administration will probably grant his rezone on that basis. Or will ND save the day again for the residents? Only time (or the party leader) will tell. ...If it is approved, it will, once again, demonstrate that the current admin has no desire to update the Comp Plan...Heck, that's a move that would protect residential areas from this type of development.
Logic? There is none. Business as usual with the current administration.
ROTTERDAM Opinion sought on apartment site’s zoning Neighbors object to proposal for four-unit building on wooded lot BY JUSTIN MASON Gazette Reporter
Rotterdam officials will seek the opinion of a town-designated engineer before deciding whether to approve a controversial zone change behind a neighborhood on Floral Avenue. Town Board members Nicola DiLeva, Gerard Parisi and Matt Martin all supported hiring an engineer to determine whether Tom DeLorenzo has enough property to build a four-unit apartment building on a piece of property already zoned for multi-family residential use. DeLorenzo is seeking to rezone all of his land between Floral Avenue and Walnut Avenue to support multi-family development. The rezoning application stirred criticism from residents living near the property, which adjoins two other apartment buildings owned by DeLorenzo. These homeowners fear his new building will affect their privacy and ultimately lower their property values. DeLorenzo’s land is a mix of zoning ranging from single-family to multi-family residential. His request would bring all 2.7 acres under the multi-family zoning. The wooded land where the apartment building is proposed was recently acquired by DeLorenzo, according to county records. He paid $125,000 for the three-quarteracre property in February. Mark Blackstone, DeLorenzo’s engineer, believes his client has enough land located in the right zone to construct the building regardless of whether the zone change is approved. Without the zone change, he said the developer would never be able to situate the structure in a way to minimize its impact on surrounding residents. “We feel its a better option for us as well as the neighbors,” he said of the zone change. Blackstone said the site plan attached to the zone change would locate the apartment building about 65 feet away from the nearest home and with a nearly windowless side of the structure facing the property line. Otherwise, he said, the building would need to be situated in a way that it could pose issues with some homeowners. “I believe it would trigger a variety of negative impacts.” Some residents are convinced DeLorenzo’s most recent claim is disingenuous and aimed at convincing the neighbors to go along with the zone change, rather than face the alternative. Mary and Mike Gabriele, whose Walnut Avenue home is located alongside the proposed apartment complex, believe the proposal to locate the building so near to their home is an attempt at stifling their criticism of the zone change. “Obviously, according to this, we’re worse off if we oppose this,” she said. The Gabrieles were among about a half-dozen residents who spoke against the rezoning during a public hearing Wednesday. Mike Gabriele expressed frustration over the lack of protection offered by the town’s zoning laws and questioned whether anyone on the board would approve such a project if it was in close proximity to their homes. “If you were living in my house, would you want this here?” he asked. Mary Gabriele said she and her husband feel strong-armed by the town and developer since voicing opposition to the project. She said the town’s code enforcer recently cited them for a shed being too near DeLorenzo’s property, even though it’s been there for more than a decade. “It seems like the more we oppose it or speak up about it, the worse it gets for us,” she said. Supervisor Frank Del Gallo, who was one of two board members to vote against hiring a town-designated engineer, urged the residents to support the zone change so that the resulting building wouldn’t affect them as much. Otherwise, he said, they could end up with something worse than what DeLorenzo is proposing. “The way I understand it, there can be a building there,” he said. “I understand you don’t want anything there, but I don’t think you have a choice.”
It sounds like the developer has a few board members and our zoning officials in his pocket. Why would the board allow this one man to get his way when over 40 residents signed a petition against it?
The resident said she voted for change! I am so glad they are getting a taste of change. It is a very strong democrap neighborhood (they hand out stupid pills when you buy a house there I think), I am sure they know how much the democraps are for the little guy, as always. People get the government they fully deserve

The last admin tried to ram rod a tax district down the residents throat. ALL OF THE RESIDENTS! I'm sure delorenzo would have gotten a pass on this back then too. IMHO

I'm not so sure I agree with this. Mobocracy should not rule over personal property rights. That is very un-conservative and more importantly un-American. If the current zoning allows Delorenzo to develop a 4 unit on the property under the current zoning law, I say let him build it. If in fact Delorenzo wants the rezone to mitigate the impact on the neighbors - rezone it.
How about prior - current - and future town boards get their heads out of their asses and develop a comp plan so that every time somebody wants to develop, it doesn't become politicized.

• The town of Rotterdam voted to table a zone change for 2.735 acres of property at 1066 Curry Road and 1113 Floral Avenue in Rotterdam from Single Family Residential and Two Family Residential to Multi-Family Residential for the construction of a four unit apartment building and bring a 42 unit apartment building into current zoning codes. The property is owned by Tom DeLorenzo.

Their website is offering “first month free in phase 2.” Eight buildings and only three are at full occupancy to date! Now we have the proposed DeLorenzo AND Larned rezones being reviewed by the Town so that another 252 apartments can be UNOCCUPIED as well. What’s with the Planning Commission and the Town Board…do they have a problem with short term memory? Do they not remember that the Sync property was rezoned recently for multi-family living? Do they not remember the fiasco that Long Pond has created (thanks to the IDA)? The Long Pond IDA was the feather in Mr. Brassard’s cap before he left the IDA position. So, again do we really need another 252 apartments to destroy the character of our neighborhoods? Does every square inch of our town need to be developed simply for the sake of saying that there is new development? Oh wait, these rezones are favors …I guess that doesn’t count! Hopefully the Town Board members will make this their new “crusade” and recognize that Rotterdam has enough multi-family living options already.
