A public hearing was held on yet another rezone request from a developer who wants to expand a multi family complex on Curry Road/Floral Ave. During the public hearing, the residents described how this rezone would negatively impact the neighboring residential properties. For example, the Floral Ave parcel (purchased by the developer just a couple months ago) is currently zoned residential and there are homes on all sides. The developer’s plans are to use the property for a driveway entrance to the housing complex. COULD IT BE THAT THIS DEVELOPER (A FORMER TB ATTORNEY AND DEM) WAS PROMISED THE REZONE BY THE CURRENT TB? PLEASE MAKE IT STOP!

PUBLIC HEARINGS: A. For a Change of Zone request on approximately 2.735 acres from Single Family Residential (R-1) and Two Family Residential (R-2) to Multi-Family Residential (R-3), on Tax Map Number 58.8-9-17.11 & 58.8-9-4.1 located at 1066 Curry Road and 1113 Floral Avenue, Rotterdam, New York, 12306. The applicant proposes to construct a six (6) unit apartment building and bring a 42- unit apartment building into current zoning codes.

This proposed rezone is only for 6 units. I would like to see the study that shows the need for more apartments. As I understand it, pretty much all apartment complexes periodically have availability. Long Pond isn't even close to capacity, and Larned is proposing what, a couple hundred more units? Helderberg Meadows, the condos on Edgewood Ave. I guess the Town Planners figure they need to put people up after they raise the taxes beyond affordability . . . .

I hope they get it, seems like a good investment into the community. Empty houses with for sale signs do not.
I don't live in that area. It appears to be a pretty populated area already. But it will be up to the residence who will be effected personally to pose their opinions.
As far as it being a good investment in the community.....possibly. But I don't see that right now. There are 'for rent' signs at the already existing MFH facilities. I know that some of these facilities that never took section 8 before, are now welcoming them.
As far as empty houses with for sales signs.....this particular property owner also own homes that he rents out. So that would be another option for him. Renting out already existing homes helps keep the same landscape of a residential area. MFH are more intrusive in appearance.
But then again....rotterdam doesn't have any updated comp plan to protect it's residents or businesses. It is still a shoot from the hip, spot zoning! This is not the correct or smart way to grow a community.

I agree with Bumble. The residents have spoken and it is clear that their lives will be negatively impacted. They already have problems with the existing apartment complex (dumpsters with rodents, garbage tossed on their lawns, poorly maintained fencing due to snow plowing). And now the developer wants to cut an exit into a residential area on Floral. Why didn't the Planning Commission stop this request at their level? Why do we have a PC if they cannot stand up to these developers and protect the residential properties that have been in our town forever! It's a rubber stamp at their end and then the request is passed onto the TB for the party payback approval. As I said earlier, let's see which TB members advocate for the residents by voting against this rezone!

Mike Gabriele already has a clear view of an apartment building off the back deck of his Walnut Avenue home. The trees that Gabriele said were promised as a buffer more than 25 years ago turned into a stockade fence, which only blocks the first floor of the two-story, nine-unit complex from his well-manicured backyard. From his deck, he can see the building’s Dumpster, the parking lot and most of the structure Tom DeLorenzo built just months after Gabriele constructed his home on what was once a wooded dead-end street buffered from the bustle of Curry Road. Now, he fears the rest of the wooded buffer standing between his home and a handful of others on nearby Floral Avenue will fall prey to development if Rotterdam approves a zone change DeLorenzo requested this spring. The change from single- and two-family residential to multi-family residential would allow DeLorenzo to build a new apartment building that would be situated less than 30 feet away from either the front or side of Gabriele’s home. “I walk out my door and there’s going to be an apartment building right there,” he said Tuesday, gesturing to the wooded parcel. Gabriele is among 38 residents who signed a petition opposing the zone change, which is under consideration by members of the Town Board. They fear developing the parcel for multi-family use will significantly disturb their privacy and severely diminish their property values. DeLorenzo disagrees. He said the four-unit building he is proposing to build on the property will have a negligible impact on the area and ultimately help bolster Rotterdam’s property the neighbors by putting up all the appropriate screening,” he said Tuesday. Already, DeLorenzo said he’s pledged to reduce the number of units in the building to accommodate concerns raised by neighboring property owners. He said the initial proposal of up to 10 units was whittled down to six earlier this month and then down to four after an outpouring of criticism from nearby property owners. DeLorenzo also pledged to situate windows away from other residential properties and have an entrance to the building off Curry Road, instead of Floral Avenue.
