I think you are a bit tipsey!! Rotterdam is pathetically packed like sardines!! And the folks that moved to the outlying areas did so just to get away from the rotten smell and look of sardines. There were NEVER any substantial building restrictions. There are houses built one on top of each other with commercial buildings stuffed in between!!!

the assessor has a lot of latitude if.... the town has a PLAN to stay at 100% - the STATE encourages a 6 YEAR PLAN to get around the issue the STATE created

As for the assessed values not being a perfect match to the sales, the reval gave them a value and just because a property sells doesn't mean you just change the assessed value, I think it is called "the good neighbor rule or law" the assessed value would possibly change on the next townwide reval....just the way it works, but hopefully understanding there is more to the "Sale" price will help get some water out of the canoe.....not bad work, you just need to look a little closer......

Most all the neighborhoods are from the 60's and 70's that are "so" tight, so no I am not tipsey at all. The newer developments are mostly done with nice lots, and there is tons of land to do even bigger lot for any new development, just most of it wold have to be in the west part of the town. As for commercial development, please there has always been an issue with that in this town and the ideas to correct well let's just say, not a good one yet. And nothing wrong with a good fart after you polish off your corn beef, lol

Not sure that they are that low, but if you look at a per unit price....very close to where they should be, not sure how the reval handled apapartments, but if income approach of value was used, they are about as close as they can be....nothing is ever perfect

I agree, larger lots are nice, but the majority of the "sardine cans" you refer to, where build for some of the 30,000 people that used to be at GE, a lifetime ago, and at that time it was a desired type of living and cost effective, not for everbody, but that is why there are new developments and rural lands too, I know in type there is no inflection, but so many people here are soooo angry, too funny, life is too short

SOOO much worse for the environment! Not that some people who leave their 1 acre lot wooded, but like in places like Eldo Estates and such the builders and residents will clear cut anything taller than a one inch blade grass.

I checked your evaluation on the garden apartments, and it appears you are correct about multiple units as part of the sale price. Confirmed this on the County property site. Rotterdam site has bad information regarding these sales hence misinformation was generated from bad information.
Regarding these excerpts, but that is why there are new developments and rural lands too, and but so many people here are soooo angry, too funny, life is too short, the people who live in the Feuz Rd. area are in new developments, they obviously resent supporting projects that impact their investments and change the character of the neighborhoods to what you describe in your post. I guess one can see their point and understand their anger.
