Hi.. as a first time home buyer, let me point out a huge problem Rotterdam is having..

HUGE taxes on specific properties... there are houses "all in the same price range mind you" that alot of people such as myself won't even take the time to look at because there taxes are disproportionate to the value of the home.. i know taxes are a bit high, but 5-6k on a 150k house, no one is going to do that..

I think they need to address the issue of specific homes in this situation to make it so the home will sell, otherwise, they are just going to sit.. and sit.. and sit.. a few of these i would love to live in, but why would i when if you factor in this i could get a much nicer home for the same payment?

I agree. But the status quo is that taxes are never decreased. Instead they will lower the price of the home, to make up for the ridiculous high taxes. Hence....lower home values! Not a great investment if you ask me.

They need to cut spending!!!!

Try Schenectady county.....and the closer one is to the city....the more disproportionate the tax/value is......

This needs to change or we can all sit on these properties forever...The tax rate needs to change, not the values. Property taxes need to go down. NO WHERE in the capital District are houses with the comparable values carrying such a high tax burden....someone out there isnt paying there fair share and most of us are paying for it !!

Schenectady County has the 8th highest property tax burden{assessment to tax}in the NATION! Think about that before you re-elect Judy DAG for yet another term. Image the real County "renaissance" if our taxes were $1,000 per year like Georgia mansions.

   On top of this they have now decided to build a new County home. So what if there are 2 facilities rotting? This will insure a top 5 status for years to come.

It might if you get a building permit and it also depends on what type of fence you put up. When I put an addition was completed on my house my taxes went up in proportion to the increase in value of the house.

Surely not nuts, but the $150K house as you describe.  What is the assessed value of the house?  

Mathematically it would be impossible to have a tax that high on an assessment value of 150K.  

Assessment values are set based on the actual selling prices of homes in a recent period of time and for arms length sales only.

Some sellers will sell less than value.  Maybe someone bought ahouse for $30,000 40 years ago, they desparately want to sell and, say, move south and need the money to buy a house in FL say.  Their house might be worth $200K, but they are willing to sell it for $150K to sell quick and get on with their golden years.  And they will have profitted $120K.

Next May, you ca grieve your assessment

Where is the house?     Here is a website that lists all the assessments in Rotterdam, and the actual selling prices, descriptions, etc.

Lastly, you could buy a house in Schenectady city and pay taxes twice as much!

I see multiple houses in the Junction for sale real nice ones...Ulrich priced at 279,000( on the market for over a year ) and one for 289,000 two on Alexander 229,000 and 329,000 ( dropped to 249,000 ) doesnt seem anyone wants em....oh yea taxes on each of them are over 8,000......OUCH they wont be moving anytime soon...we are stuck here !!!!

I want to know who can actually afford the homes/cars/food/heat/water/clothing etc......when it all gets added up...that's a whopper
of a mortgage payment EVERY month....no movies/dinners/vacations/books/newspapers/music etc etc.....
I guess having just a house is okay for alot of folks.....
