The lower end of Broadway near Interstate 890 is getting primed for further development, a local economic official said. Highbridge Development will demolish two buildings — a former hot dog stand and a garage — in late June and clean up the site, Metroplex Development Authority Chairman Ray Gillen said. Highbridge is paying for the work with a $285,000 lowinterest Metroplex loan. John Roth, Highbridge president and site owner, is converting the area to accommodate a building of up to 50,000 square feet. Roth would construct the building at a later date, once he has tenants, officials said. The site is part of Broadway Commerce Park, a city business park Roth is creating along Broadway between Edison Avenue and the I-890. Since 2006, Roth has built or renovated more than 110,000 square feet using nearly $9 million in private investment. The area contains an office building Roth built in 2006 and the recently constructed Griffin Greenhouse distribution center, and distribution facility for Quality Roofing Supplies. It will contain a 16,750-square-foot distribution center for John D. Marcella & Sons Appliances. Construction will begin shortly on Marcella’s $2.4 million facility. In June, the city will extend Van Guysling 610 feet south of Edison Street, installing storm sewers, sidewalks and street lighting, and then connect it to Broadway via a 210-foot extension. Metroplex is paying for the new road, which has an estimated cost of $335,000. The new road will provide access to Marcella’s, the greenhouse and Quality Roofing. Gillen said the demolition will improve the key Broadway corridor. “We have done this before and each time we have done it, we have had success. There is a lot of interest in a lot that size,” he said. More than $1 million in public money has gone toward creating the business park. Graham has it right. Once you put the DSS office on Broadway (in the middle of a former industrial site) you have condemned the area. Nearby businesses are already howling. New curbs and planting grass does nothing. The same idiotic "plans" over and over. Haven't work, can't work, never work. But these Krats have created one new job! The hot dog vendor in front of packed DSS is doing a record business. A hot dog "renaissance".

How many burritos sold equal the tax generated on one car? The County Leg better start focusing on slashing spending and public employment.
I heard the porn shop was going still going to relocate to Broadway. So if I got this right, Stratton was hell bent on getting the gun and porn shop outta the Erie Blvd area to clean it up and attract new business. So now, the gun shop is gone and the porn shop will eventually relocate to Broadway amongst the DSS recipients and hot dog vendor. AND they are going to now try to fix up Broadway for businesses?

Actually, I do have to correct you on this. Seems that this is one that New York State has previously made sure that a County won't lose money if they kick out all the car dealers. Why? Well, when you buy a car, the sales tax is calculated (and disbursed) by the residence of the purchaser. You go to Albany County to buy a car, you'll still pay sales tax to Schenectady County. The only thing is that any of the repairs / other sales that these businesses would make would be lost revenue to the county...along with the loss in numbers of jobs. Imagine that, you decide that you don't want to pay Metrograft for a portion of your new car, so you drive out of your way...and you STILL give them the money without even realizing it.
It is a off the topic of the discussion thread, but why are three of the dealerships identified for closing located in or at the outskirts of Schenectady County. My understanding is that Scotia Motors, Salisbury Chevrolet, and Terry Chrysler are on the closing list. The manufacturers stated that the dealerships being closed are "underperforming" in vehicle sales. Could it be that the public that these dealerships serve, primarily those who reside in the surrounding community, cannot afford to make large purchases due to the oppressive county taxation?
Note that there are no new auto dealerships located in Rotterdam, Princetown or Duanesburg. How many remain in Niskayuna or the City of Schenectady? I recall that the Pontiac dealer (Wedekind) on State Street closed some time ago. I believe that Keeler on Route 7 is located in Albany County. Other than dealership at Balltown and State, are there any others that remain in the county? If not, why?
Schenectady County certainly has its share of USED auto lots. Are county residents unable to afford to purchase NEW vehicles in sufficient volume to support at least a few dealerships?
Our communities are reflecting the times, society and government and their effects. It isn't that people are not willing to work. (well except for dss beneficiaries) It isn't that there isn't people out there that are not hungry for good paying jobs with benefits. There is still people who want to achieve more and want to go above and beyond the status quo of life. There are still people who want to excel in business and in their personal lives.
Unfortunately, we now live in a society, where most people are content with the status quo. They will 'settle' if you will. Food stamps are good enough, a second hand car is good enough, an $8/hr job is good enough, unemployment is good enough and government health care is good enough. These people, who it appears to be the majority, aren't looking to 'better themselves'. Strive/work for more and better opportunities. Sadly we, as a nation, are losing those opportunities.
When elected officials throw a burrito restaurant and a couple of bars on a 2 block section of a city, and the people are elated over it, then we will continue to live by the status quo. There are no means available to better one's self or family.
And when a welfare building brings in more patrons than a business on a daily base.....well....you do the math.
As far as Broadway....looking at the demographics.....we will just be spending taxpayer's money to make sh** shine! IMHO

money doesn't neccesarily make a 'better person'......it helps to soften the edges and make a puffy mattress and pillow.....when we are satiated we are very very happy......then we get 'lazy'(pay others to do our housework and the like) and that is ok,,,,,until we get so comfortable we stop moving forward I could work as many hours as I want to, being in the nursing field, but my time is worth ALOT more than society could ever pay me......I love my work dont get me wrong, but balance is the key......and making more $$ doesn't make me a better person or a better nurse......I do what I do because I do what I do......greed and lack of initiative affects everyone from every $$ level.......and the polar opposite is true also....... is $$ a motivator, yes because we use it as a trading system with worth......however, take away $$ and trade will still happen.......so status quo is always in our perception......

SCHENECTADY — Construction is under way at the Broadway Commerce Park, where the largest new retail investment in downtown Schenectady in 20 years is taking shape. Tuesday’s groundbreaking for the John D. Marcella & Sons Appliances’ new retail showroom, appliance and distribution center represents a $2.4 million investment, according to Ray Gillen, chairman of the Schenectady Metroplex Development Authority. The 16,750-square-foot building is on the site formerly occupied by Dorp Salvage. Marcella’s operates a store in Colonie and two facilities on Crane Street in Schenectady. The Crane Street location will remain as the company’s main service center and a discount outlet center. Highbridge Development, the owner of the Broadway Commerce Park, is also the builder for Marcella’s new location. While Metroplex will provide a $250,000 facade grant and a $400,000 loan to the project at 5 percent interest, the agency will receive $150,000 from the sale of a one-acre lot to Marcella’s. John D. Marcella & Sons is one of the top appliance dealers in the nation.
