All I know is that the surrounding neighborhoods were passing around fliers to increase attendance at the meeting.
I heard that one of the issues on the fliers was that this expansion would cause a decrease in home values. I just have one question....how is it that homes off of rt 20 in guilderland not only keep their value but they continue to increase. Same with Clifton Park and Wilton. Same with Colonie!
Here is the only issue that I have.....no matter what...rt 7 will develop. That is a no brainer. Don't know when, but it will. The problem....rt7 is only a 2 lane highway. At least rt 20 and central ave are 4 lane highways with turn offs. In my opinion, the development or expansions are surely not a problem. THE ROAD IS!

ROTTERDAM — Residents of Dolan Drive have already given the town’s Planning Commission an earful about the Golub Corp.’s proposed relocation of Dunnsville Road. So this week, they decided to bring their case to the Town Board, which ultimately has the authority to quash the project. About two dozen residents from the triangle-shaped neighborhood attended the board’s meeting Wednesday to urge board members to reject the proposed zoning change allowing Price Chopper’s parent company to construct a 408,000-square-foot warehouse that could cover the better part of 10 acres. “You could take all 32 houses on Dolan Drive … and put them within this warehouse,” said Tom Yuille, the former commission chairman who owns a home in the neighborhood. “Now that’s a huge building.” Yuille also alluded to the size of the failed proposal for a Wal-Mart supercenter on Burdeck Street. The relocation of Dunnsville Road that Golub Corp. is proposing to accommodate its 410,000-square-foot warehouse will be approximately 200 feet from our property. Our concerns are: 1) Zoning: This is a residential area. If the town changes the zoning to accommodate Golub, it will still be residential. Residents are not going to disappear. We have lived here for 30 years. My daughter was born here and we raised both our children here. We purchased this property knowing that it was zoned residential and never considered that the town would disregard the residents interests to accommodate Golub Corp. and rezone the area. Golub purchased this property knowing that it was residential. They obviously felt confident enough of the town’s compliance that they not only brought the property, they tore down the structures, erected telephone poles, and marked off the site of the new road — all prior to being granted a zoning change. 2) Taxes: Property taxes will be dramatically affected. Many of us were counting on using our home value to allow us to retire. Now, with the economy as bad as it is, and Golub slashing our home values, we are going to be forced to take another look are retirement. 3) Red light: The red light at the new road off Route 7 will cause a massive backup of cars and trucks, which will make it impossible to leave the development. It is already hard to leave the development and by increasing the traffi c flow at Route 7, exiting will be almost impossible. This will create a scenario where people will take unsafe risks. 4) Air and noise pollution: The traffi c and trucks idling at this red light and using the proposed new road will add dramatically to the air pollution and noise pollution. Brakes, horns and squealing tires — this is something that we put up with now and it’s barely tolerable. The additional traffic will push the tolerance level over the limit! 5) Employment: Is employment really going to be increased, or are they closing the Voorheesville facility and transferring the employees to the Rotterdam facility with minimal increase in manpower. We are extremely concerned for our health, welfare and quality of life. We realize that we don’t have the legal clout of Neil Golub, but we have been residents and taxpayers in the town of Rotterdam for over 30 years. We hope that the town will consider the residents and deny the zoning change and encourage Golub to be reasonable in their planning for a new warehouse. Lastly, we think Price Chopper is a good store and a great contributor to..........

First you NEVER count your home as an investment. Our homes lost value nationally BEFORE Golub ever made the move. That is a no brainer. Second, the Golub Corporation is a draw for people to come to this area. It is a flourishing, privately owned business that pays well, great benefits and gives back to the community. People can actually live AND work here. And furthermore, the homes off of rt 20 and central ave. clearly have not lost value. In fact they have stayed the same if not increased.

This is clearly not a well thought out statement. First, the office complex is moving out of Rotterdam. Taking with it hundreds of jobs. Which in turn will be replaced with the old Voorheesville warehouse. Bringing back in more employees.
AGAIN....this little pocket neighborhood is off of RT7. What did they expect in the future? Everyone knew that Golub was going to expand there when they bought those homes YEARS AGO!.The residents (constantino) have already had the Dunnsville Rd. entrance/exit blocked off due to traffic. Perhaps they should consider reopening that end and close of the RT 7 entrance/exit.
And lastly....let us all not forget how this expansion will continue to add to our tax base.

Clarification An Aug. 23 letter opposing the Golub Corp.’s plan for a new warehouse in Rotterdam was missing several lines at the end, including the name of the writers. They are John and Christine Kochem of Rotterdam.
The issues that residents have regarding this proposal is the proposed relocation of Dunnsville Road and the proposed use of that road for his entrance and exit. This is 24 hr./day truck traffic that is moved 900 feet closer to the residents. There will not be a resident in the area that will be able to get a nights sleep. If any of you forum bloggers find this acceptable, please contact the Dolan Drive people as I'm sure they would love to sell you their lovely home. Oh by the way, if the project goes in, you can pick up one of these lovely homes for a song because you won't hardly be able to give them away.
Unless you have attended the meetings, understand the issues, have read and understood a 500 page document and assessed its validity and impacts, you really aren't capable to offer valid comment. If you look at other distribution centers in the region, this is the only one "plopped" in the middle of residential. You always place a buffer of land use that separates residential from light industrial, that is smart planning, not what we see in Rotterdam.
To those of you chasing the Fairy Tale of tax relief, it will never happen. Yes these projects will add to the tax base, but your taxes will never go down. The Town and School Disrict will simply spend more. The only way your taxes could go down is if they don't get raised. Hardly never happens. So these people have to live with this to the benefit of whom? Certainly not the tax payer, your financial committment is never reduced. Bottom line is that there isn't a single one out there that would embrace this project next to their home that they worked hard to obtain!

Don't get too crazy here! First I HAVE attended the meetings.
Second, there are residential areas around the Rotterdam Industrial Park, Guilderland Industrial Park and Scotia Industrial park....just to name a few that their homes have been bought and sold many times and have not lost any value.
Third, it's not like a Walmart that attracts the undesirables that is moving in. It's a food warehouse! Does anyone not think that someday, some big box will land on rt 7. Perhaps right across from Dolan Drive. Perhaps Pede will sell all of that land to a big box developer. Perhaps rt 7 from the golub intersection right on through to I88 will all become commercial. We all know that that is inevitable....someday.
Everyone knew a few years ago that golub didn't buy that land to just have it sit there. Everyone had ample time to make a move then.
As far as taxes go....you are correct...taxes will NOT go down. Not with the tax and spend government we have now. However, I can guarantee you that they WILL go up if golub moves everything out....just like what happened to the city of Schenectady when GE moved most of it's facility out.
