Rotterdam’s Planning Commission will require the Golub Corp. to conduct a full environmental review on a project to relocate a 900-foot stretch of Dunnsville Road. Members of the commission ordered the intensive review after declaring the town lead agency for the project, which would someday accommodate a 410,000-square-foot expansion of the company’s warehouse facilities. The move came after the commission heard concerns from a number of residents living on Dolan Drive, a triangular development of about 30 homes that would be affected by the road relocation and expansion. Project engineers with Golub, the parent company of the Price Chopper supermarket chain, discussed the project with the Dolan Drive residents at the South Schenectady Firehouse on Monday. The meeting resulted in nearly four dozen people turning out to the commission’s meeting Tuesday. “No one in the room was satisfied with the proposal,” said Don DeAngelus, a resident of Dolan Drive. “No one liked the plan.” Golub Corp. is proposing to move the road and the truck entrance to its plant off Duanesburg Road so it can one day build a warehouse on land about 172 feet away from the edge of the development. The project proposed to the town in February would unite two Golub properties now split by Dunnsville Road and offer the company space to expand. Many of the neighborhood’s residents are concerned that the plan would eliminate a wooded buffer between their homes and Price Chopper’s warehouse facility. They also fear that the project would redirect much of Price Chopper’s truck traffic so that it would negatively impact their quality of life. On April 20 at 7 p.m., I and many residents and taxpayers of Rotterdam attended a meeting put on by the Golub Corp. to learn the details of relocating Dunnsville Road, and the impact it would have on area homeowners [April 23 Gazette]. There were a few people missing from the audience who should have been there. Were our supervisor and town board members, or even our county officials not interested in our feedback? Did anybody care what we thought? Or was this already a done deal?

Re April 23 article, “Golub road plan [moving Dunnsville Road] needs full review of impacts”: Oh, the satisfaction after many years of waiting, to read of the rants of those [finding] the shoe on the other foot. Dolan Drive is where former Supervisor James Constantino used to live, and now home to several former Rotterdam politicians. [It is] named after Ken Dolan, who for over 25 years headed the Planning Board. At the Wilmorite hearings, he testified with pride that he had given the town Altamont Avenue, and then backed Wilmorite 100 percent on their plans for Rotterdam Square Mall. So did all the town politicians. No real, in-depth environmental impact study was required. We, in opposition, were just blocking progress, the increase of land and tax values, future business investments and wonderful benefits to people in a 12-mile radius. Certainly any impact on our quiet, rural neighborhood with woods, streams, historic homes and farmlands was worth trading for a mall. Impact on the aquifer was regarded as a ploy. As a bonus, with time, we got BJ’s, Office Max and that whole complex — plus Edison Apartments, Burger King, Putnam Woods condos, Long Pond Apartments and, soon, Dunkin’ Donuts. So I say to Dolan Drive residents — give up a bit for the good of all the people and Price Chopper’s expanding complex. With luck, you may get extras like we did. It’s called progress for the benefit of all.
Ms. Schmid is correct about the Rotterdam Square Mall....but will this road that Golub is proposing going to have the same impact on the town as a whole like the Mall did? And this new development has been planned for years. It was planned when they bought those houses on Rt7. What did the people on Dolan Drive think was going to happen when Golub bought all of those homes? I would be very surprised if the Golub's have not already done all of the testing required BEFORE they even bought those homes. IMHO

Ire over the Golub Corp. proposal to relocate a 900-foot segment of Dunsville Road to allow for future warehouse expansion has spread to other residential neighborhoods in the vicinity of the project. Homeowners along Duanesburg Road, Kellar Avenue and in the Antonia Hills development joined the chorus of criticism from residents along Dolan Drive, a triangular neighborhood located a short distance from the proposed main entrance of Golub’s 360,000-square-foot warehouse. About 50 residents attended a public hearing on the project Tuesday, with many questioning how the company plans to mitigate the impact such a facility would have on their quality of life. “Why isn’t this project being moved to the [Rotterdam Corporate Park]?” asked John McAuliffe of Dolan Drive. “It’s really a no-brainer.” Many spoke about the impact the new warehouse would have on traffic along Duanesburg Road. “There have been times you have to wait five or six rotations [of the traffic light] before you can get out,” Richard Fontaine said of the Kellar Avenue-Duanesburg Road intersection. “At times, even the school buses have to wait.” Others said the project would decimate property values in an area that is still predominantly residential. Phyllis Stanton, a resident on Duanesburg Road near the entrance to Dolan Drive, asked why Golub would even consider such a project when it would clearly have a negative impact on her home. “Already, my plaster is cracking from the jarring of trucks coming through,” she said. “This is going to destroy the property value for all these people.” Dolan Drive resident Tom Yuille suggested that Golub retool the proposal so that Dunsville Road would connect with Kellar Avenue. That way, he said, the company could build additional warehouse space where its offi ces now exist while leaving a 10-acre buffer between the facility and the homes on Dolan Drive. Yuille, the former Planning Commission chairman, also suggested that the company look into building warehouse space at the corporate park. The Galesi Group is seeking state funding to demolish buildings 9 and 10 of the former Army Depot so that the sites could be replaced by a 500,000-squarefoot warehouse or manufacturing structure. “Golub has other options,” he said. “The residents of Dolan Drive, if this project goes through, have no other options. Our options are done.” Richard Malaczynski, a resident of the nearby Country Walk Estates development, questioned how his neighborhood might be affected by the increased truck traffic on the relocated Dunsville Road. I am amazed that there was only one elected official who protested that the Golub white collar HQ was lured out of the city to be replaced by more tractor trailers, more warehousing, more upheaval and future disturbance. Too bad people didn't join in to stop it- now look at what is about to happen. Well no one wants to stand up to rich and powerful interests except those who already have.

Second, perhaps Golub was lured to schenectady for their HQ or perhaps it was just in the plan all along....none of us know that for sure. But in either case, yes Rotterdam is left with the warehouse and trucks. But let's not forget that I88 and the thruway entrance/exit is not even 1/4mile up the road, with a truck stop to boot.
Thirdly, we are talking about RT7 here. Not a lonely country road. Are we to stop development for the benefit of pocket neighborhoods such as the one on Dolan Drive or even Antonio Hills? Clearly and in all due respect, did all of these residents think that RT7 was always going to remain the same? We all know that the other end of RT7 by I88 is prime right now. So traffic is going to increase no matter what!! Nothing EVER stays the same.
And lastly, does anyone have a better solution? Or does everyone just want Golub's to move out just like GE did leaving us with taxes that are the highest in the nation?

I think the residents and the Town ought to work with Golub to satisfy both groups. There should be a design that would work for both.
Rotterdam residents have been successful at keeping 2 major companies out of the west end of town.
First came the Walmart super center, which I believe everyone would agree that the proposed location was the worst ever. That was a no brainer. DEFEATED!
Second came the successful defeat of McLane's distribution center. A secure, successful Warren Buffet company that offered good pay and great benefits, who clearly tried to bend over backwards for the community. DEFEATED!
Now we have Golub's proposed expansion. AGAIN the residents have issues.
Hey, how do the residents who live off of RT20 in Guilderland do it? Or even Colonie? My only issue with RT 7 is that it should clearly be more than a 2 lane highway. I think Rt7 from Stock building all the way to the thruway ent/exit needs to become a 4 lane highway first and foremost! If not, than EVENTUALLY that entire stretch will end up being a bottleneck.

Hey, how do the residents who live off of RT20 in Guilderland do it? Or even Colonie? My only issue with RT 7 is that it should clearly be more than a 2 lane highway. I think Rt7 from Stock building all the way to the thruway ent/exit needs to become a 4 lane highway first and foremost! If not, than EVENTUALLY that entire stretch will end up being a bottleneck.
I actually like this idea. You know, they're saying that Altamont Ave is such a success (amd, in fact, it may be the one thing around that actually is). Maybe we need to go back to begging whoever gave more money for the expansion of Altamont to see about getting more money for Duanesburg Road. After all, how many accidents do we want to see like the one today at the R.I.P.?
