Developers have pitched a new  for a 3-acre plot off Curry Road that might appeal to neighbors more than a dense condominium complex pitched for the site last year.
    Del Zotto Builders is proposing an eight-lot subdivision to be accessed by a private road. Plans provide for the construction of upscale single-family homes of up to 2,000 square feet on lots about 8,000 square feet.
    The homes are expected to sell between $200,000 and $300,000. They would include one-car garages and larger kitchen spaces.
    Planning Board Chairman Lawrence DiLallo said the project would include a homeowners association that would be responsible for maintenance, much like a condominium. However, he said the residences would be separate from one another.
    “So it’s similar to condominium living, but without being on top of each other so to speak,” he said. “It’s unique to Rotterdam.”
    Originally, developers proposed to build 16 condominium units they described as upscale senior housing. The project was ultimately scrapped after the town board indicated they wouldn’t endorse a rezoning from single-family to multifamily.
    Town Planner Peter Comenzo said the new project also requires a zoning approval. The proposed lot size is smaller than the town minimum.
    “It really doesn’t fit our zoning codes,” he said.
    But in contrast to the failed condominium plan, Comenzo said the Del Zotto proposal seems to have support among residents abutting the site. He said some of the staunchest critics of the condominiums seemed amenable to the new plans.
    “It seems to be a little more in keeping with the neighborhood,” he said.

WOW! If I'm going to spend $300,000 on a new home, it sure as heck wouldn't be located there.

I actually would like to see some additional higher end homes here...Might change some things....I wouldnt want to pay the taxes on them however...oh sorry I am !!!!

You might be right biaggio. Perhaps some high end homes might be a nice addition for that area of town.

Developer submits plan for fast-food restaurant

    Rotterdam’s Planning Commission reviewed concept plans for a high-volume fast food restaurant in the works for Carman Road, a short distance from Exit 25 of the Thruway.
    The project would place a 2,200-square-foot restaurant and drive-thru on about 2 acres. Town Planner Peter Comenzo said the restaurant would be located near several residences and would also require a zoning change.
    “It’s a prime commercial spot,” he said.
    Developer Tom Burke hasn’t stated the type of restaurant planned for the site. Burke is the developer of the three-store plaza that will include a Starbuck’s and Moe’s Southwest Grill near Exit 6 of the Northway in Colonie.
    Comenzo said the project could become one of the first to come under proposed design standards being considered as part of the town’s Exit 25 corridor study. The study is expected to be concluded later this month or in early May and then incorporated as an amendment to the town’s Comprehensive Plan this summer.
    “Obviously, we’d be looking at how it would fit into the context of the study,” Comenzo said.
    Commission members requested the developer return with more information, including the number of residential properties in the area. The commission also requested the developer discuss plans for the intersection with state Department of Transportation officials.
    “The big concern is traffic,” Comenzo said.
    In other business, commission members were unanimous in recommending the Town Board not support a change of zone request for an acre near a cul-de-sac neighborhood at the end of Tower Avenue. Developer Fred Valentine had requested the parcel be switched from single-family residential to multi-family so he could build an eight-unit apartment.
    Comenzo said the “keyhole lot” proposal would have placed the development behind a cluster of single-family homes.
    “It really didn’t fit with the existing neighborhood.”

    Commission members also approved a waiver of site plan review for Schenectady County’s first E85 tank. The waiver will allow the Cumberland Farms off Duanesburg Road to install a pump and 40,000-gallon tank of the fuel mixture, which consists of 85 percent ethanol and 15 percent gasoline.

It will take a bit of time to find a comfortable fit for that area. That is the result of what happens in small towns like Rotterdam, where people have lived forever in the same homes forever. Trying to blend in the new is difficult sometimes.

My understanding is someone named Scott owns the building, I called the Accounting firm co-located with a bunch of scumbags...The accounting firm ( Richard O'conner ) is located next to the St Adelbert Cemetary....They understand the issue and told me it was cleaned up....NOT !!!!
