Who would know if the person actually lives there or not? I know people who own income property. Yet they collect rent and don't claim it cause they say that they live there and that it is their primary residence. And the houses are in the same tax district. Some of these people own more than one income property. REALLY!  I know it may be hard to believe on how some people could get away with it...but they do!!

So this could certainly be the case here too!

I'm still waiting for the report about the Gar Reval that was done to see if it was a fair reval. It was supposed to be completed already so where is it??

My opinion is the reval was fair....what Gar didn't anticipate, or maybe 'did anticipate' if being in this business long enough.....are the politicos in the town....the who knows who etc.......Gar Reval is not stamped in Gold but the TAX LEVY'S are .........which makes it unfair to those paying straight up.....the TAX LEVY is the same for everyone....the valuation is made by folks no different than in high school.....and those able to 'purchase' friends are the thieves........JMHO

I will not consider it a fair reval until an unbiased third party says it is. There are too many houses with major discrepancies between similar houses being taxed either higher or lower than said comparable houses. I'm waiting to see why some tax parcels were overlooked completely and why the major land owners CSX rail and National Grid were never taxed on the land they own in Rotterdam. I saw how the reval was done and GAR went thru the area way too fast to have done a thorough job. On a reval usually 1/3 of homes go up, 1/3 go down and 1/3 stay the same and that didn't happen here.

I submit it didn’t happen because it’s a myth.  This has become one of those accepted and oft-repeated catch phrases to try to diffuse resident concerns about any real tax impact they may ultimately experience because of a completed revaluation.  The more true statement of a revaluation being a zero-sum game because the tax levy remains the same is more accurate and preferable.  Remember too, that there are different property classes to consider, different density percentages of those property classes within a given town, and then applications of exemptions like the Homestead provision that may/may not be applied.  That’s all without the specific property consideration that occurs.  I’d like to see someone offer the stats to back up the 1/3, 1/3, 1/3 notion.  I suspect it was simply (and incorrectly) derived to illustrate the zero-sum concept.

A “fair” reval will always have a margin of error.  In Rotterdam’s case, that margin of error was likely much higher because we were so out of whack to begin with.  Regular, periodic reviews going forward should serve to reduce that margin of error.  Also, those unhappy need to take advantage of the grievance process.

I hope that the major inaccuracies come out of the re-evaluation.  I brought a comparison to GAR of three properties within two blocks of one another in various conditions they were  1103 sunrise blvd, 1107 sunrsie blvd and 1199 vinewood, one of which I own.  There is a $39,000 differnence between the properties and looking at the photos and the appraised value something is a mis as the house with the lowest value has the most updates verese the other two.  Go check out the assesments online for the three properties, I was told they would look into it....nothing changed.

Well I also remember John P saying that this myth was going to happen when the reval was being proposed to the residents. I agree that the reval was long overdue and sorely needed in order to get our fair share of the money from the state and to make the taxes more even between the new homes and the older homes. I just want to know that it was done fair and that there was no partiality shown to anyone who wasn't deserving of it. It's just that I remember how things were done in this town many years ago and the word fair never entered in to the equation.

I also was in favor of this reval. It was long long overdue.  HOWEVER, in agreeing with shadow, we just want it to be fair. And that is something that hasn't happened in the past. People are watching very closely and for that I give them a ton of credit. The residents of Rotterdam should be commended for their involvement of this reval. They are actually researching and comparing parcels for fairness. Something GAR was paid to do!

That would take a personal question to the Town Hall........Or.......an offer to buy the property/ies in question........full disclosure.....and dont forget-----IT'S ALL ABOUT THE TAX LEVY......value is value......some folks think they have it and hide it.....some folks think they have it and flaunt it.......we are just way too fickle......
